Selling your home and buying your next one at the same time?
Here’s how to make it stress-free.

I’ve helped several clients pull this off lately, and it always comes down to the same 3 things:

1️⃣ Know your numbers — your equity, your borrowing power, and a realistic sale price, before you start house hunting.
2️⃣ Get your settlement dates right — your sale and purchase need to line up (or have a plan for the gap), so you’re never caught paying two mortgages or stuck with nowhere to live.
3️⃣ Negotiate the sale into your offer — most buyers don’t realise you can make your purchase conditional on selling your current home. It’s a real tool, not a weak move.

Selling and buying together feels risky when you’re figuring it out alone. It doesn’t have to be, when you’ve got the right numbers and the right plan from day one.
