The upgrade game is won 6–12 months BEFORE you list — not on auction day.

Most Aussie families I work with come to me 3 weeks before they want to buy. That’s not ideal time. Planning out the next purchase in advance helps win the right property when you’re ready.

How I’d invest in property after the 2026 budget — two ways 👇

Negative gearing is being limited to new builds from 1 July 2027. The 50% CGT discount is being replaced
Translation: the old playbook just expired.

These are two strategies where the math still works.

PATH A — New builds in growth corridors The cleanest play. Negative gearing + old CGT discount still apply. Maximum depreciation. Lower effort, slimmer margin. Good for high-income, set-and-forget investors.

PATH B — Established sites with development upside The smarter play if you can stomach a project. Subdivide, knock-down rebuild, or duplex it — the newly built portion qualifies under the new-build rules. Higher effort, fatter margin, manufactured equity.
