It might seem strange, but while the RBA has raised the cash rate to 4.35%, some lenders are actually cutting variable home loan rates.
Why? Competition.
With mortgage demand softer, lenders are competing harder for new borrowers — with 50+ lenders now offering at least one variable rate below 6%.
But there’s a catch: advertised rate cuts don’t always flow through to existing customers.
If you’ve had your home loan for a few years, it could be worth asking:
- Is your rate still competitive?
- Could your lender offer you a better deal?
- Would refinancing actually benefit you?
And remember, the lowest rate isn’t always the best loan. Fees, offset, redraw, flexibility and your individual circumstances all matter.
Higher RBA rates don’t mean you should stop reviewing your home loan. Competition could create an opportunity. 🏠
