As hackers get smarter, we want to help you keep your money safe. Here is some handy hints to keep your money safe while purchasing your home.

* Securely store your passwords
* Look out for misspelt email addresses
* Don’t click on any links until you have called the sender and confirmed it is safe
* If you have been instructed to transfer money via email, always call and confirm amount and bank details are correct
* If an email seems off, do not open or onforward

What is genuine savings? Do you need it?

Some lenders require your deposit to be in your account for more than 3 months. Other banks want to see genuine contributions of savings over time. They want to see you adding to your savings and not just a lump sum deposited into your account.

Can you get around this. Yes.

Some lenders allow a rental ledger to be used instead of genuine savings. This is normally through a realestate agent. It can be done through private rental but it’s a little trickier.

Genuine savings may give you more lenders to choose from but is it the be-all and end-all? No, not really. It’s something we can work around.

If you’ve been told by your bank to wait until your funds have been in your account for 3 months, kindly thank them for their time and find a good broker who can help.

Pre-Approvals.

Do you need them and are they a good idea? The long and short of it is yes, sometimes.. but mostly no. Controversial I know.

Once upon a time I would have always recommended a pre-approval for any of my clients. It allows you to know your borrowing capacity and have a pre-approval ready for when you go to market. Times have changed. With the banks heavy reliant on credit scores, doing an unnecessary “hit” (enquiry) to your credit score isn’t always the best move. All too often I’ve done pre-approvals only to have them expire, clients circumstances change and/or we need to go with a different lender.

For every enquiry (application) you make, your credit score is impacted. As mortgage brokers we can confidently work out your borrowing capacity, confirm lender policies, confirm if you have adequate savings/deposit and check your credit score. So unless there is a specific reason (this could be something that is slightly out of the box with income or employment etc) our first priority is to preserve your credit score.

There are some pros:
* Conditional approval subject to an acceptable security property found and a suitable valuation conducted = peace of mind
* If your circumstances are complex
* Can speed up the process (I say this very loosely as quite often it still takes as long to push a pre-approval to a full formal

Cons
* Enquiry will lower your credit score
* Less flexibility with deciding on the bank that will suit your needs best
* If the application expires you will need to start the process again.
