Fincierge recently settled a site acquisition in NSW for a new client.
The developer had held the site under a call option for over two years and, with DA approval imminent, was ready to proceed with settlement.
With multiple other projects underway, our client required maximum funding to complete the acquisition. Fincierge arranged a 65% senior LVR facility, complemented by a flexible second mortgage utilising additional security that was designed to minimise the cash equity contribution towards the purchase.
Despite the short timeframe, we leveraged our strong network of private lenders to deliver a tailored funding solution and complete the transaction.

Fincierge recently arranged a site acquisition loan for new clients on the Gold Coast.The site was under contract with an existing Development Approval, which the developers did not intend to proceed with.
Fincierge was engaged to organise acquisition funding, with a short settlement, and successfully arranged the senior debt at 70% LVR, on competitive terms, and completed the funding package by leveraging our network of private lenders to provide the required junior funding to 90% LVR.
The junior facility was structured to mirror the senior loan, with no prohibitive minimum interest period and flexible early repayment terms after just three months—ensuring the developers can transition smoothly into construction funding when ready.
This tailored funding structure delivered a high-gearing, cost-effective solution, with minimal restrictive terms and within a tight settlement timeframe.

Fincierge are thrilled to have successfully arranged a loan facility for a senior site acquisition for two properties, along with construction finance for the first stage of development in the Logan region, which includes 21 residential acreage lots. After holding the site under option for almost 20 months, the developers were able to unlock substantial value through changes obtained to the Development Approval. This value was reflected in the valuation, resulting in significant land uplift of nearly $4.2 million. Fincierge was able to secure bank funding, utilising the uplift in the land value as developer equity. This approach minimised the need for additional developer equity in the project.

Fincierge recently arranged a stretch senior and mezzanine loan funding package for the land refinance and construction of an exciting apartment development on the Sunshine Coast.
The developer, a long-standing client of Fincierge, was looking to maximise the opportunities with the site by starting the construction with minimal presales requirements.
Given the scale of the funding required, Fincierge worked to reduce the overall funding costs by structuring the financing in a way that supported the project’s early stages and the efficiencies delivered from getting the construction funding underway as soon as possible.
The mezzanine funding provided the refinance of the existing land acquisition loan and the early construction funding, with the stretch senior loan providing the balance of the construction funding.

We were approached by our client when one of their existing lenders, within a network of borrowing entities and multiple securities comprising a planned future development, required urgent repayment on short notice. If the loan was not urgently repaid, it could trigger a cascade of defaults and a messy situation for the other lenders and the borrower.
Fincierge were able to deliver a solution which exceeded the client’s requirements, and despite the tight timeframe, unapproved status and high gearing, we secured a financing package that achieved a more streamlined lending structure for our client going forward, whilst allowing them time to obtain the approvals required to commence the project.
