From **1 October 2025**, the 5% Deposit / Home Guarantee Scheme has expanded — making it easier than ever to get into your first home.

Here’s what’s changed:
✅ Buy with just a **5% deposit** and **no Lenders Mortgage Insurance (LMI)**
✅ **No income caps** — open to more buyers
✅ **No limit on spots** — no need to rush for a place
✅ **Higher property price caps** — up to $1.5m in Sydney, $1m in Brisbane, $950k in Melbourne (with increases across other regions too)

👉 What this means: you can enter the market sooner, save tens of thousands on LMI, and have more choice of homes.

⚠️ But remember: buying with a small deposit still comes with higher repayments and less buffer if rates rise. Make sure you know what’s right for your situation.

While the economy is easing, construction costs across Australia are still running high — and they may stay that way for a while.

According to a recent update, new government initiatives like the First Home Buyer Scheme could boost residential building demand, adding more pressure to an already stretched construction industry.

We might see more rate cuts from the RBA in 2025, which could drive more residential activity, but also put added demand on materials, labour, and supply chains — especially in Sydney, Melbourne, and Brisbane.

But skilled labour and material shortages are still an issue

I’ve been fortunate to learn from mentor and business coach and build a strong team to support the business.
