The Question: What if I want to use my SMSF to buy a mixed-use property, like a retail shop that has a residential apartment attached upstairs? Can I still get a loan for that?
The Answer: This is the new compliance battleground. Because SMSF borrowing is now strictly limited to "Business Real Property," a mixed-use asset must meet a very high threshold to qualify for a loan.
The Option Left: To use an LRBA for a mixed-use property after August 2026, the property must be used wholly and exclusively in one or more businesses. If the upstairs apartment is leased out to a standard residential tenant, the ATO will likely classify the asset as failing the Business Real Property test, meaning you cannot borrow to buy it.
