A year where despite predictions of significant falls, residential again proved resilient. The trust had positive returns and exceeded the corelogic hedonic home value index national total return published on 3 July 2023 by 3.4%pa.

We are often asked what the impact of interest rates has been upon the value of our property portfolio. We have shown an increase in the value of our assets as set out in the graph below. This compares to Corelogic research published at 30 April 2023 nationwide property prices declined 9.1% from May 2022 to February 2023.
As at May 2023 - Storehouse Residential Trust shows growing Funds Under Management now $28.5 million, with 183 investments Australia wide and despite interest rate rises an increasing net asset value.
We continue to mount the case for an alternative way for residential investment starting as little as $5,000 for the first investment.
Investors to date include institutional, individuals, companies and SMSFs.

Our residential property trust is growing and is unique in the sense that it predominantly uses shared equity.

We have over 150 SMSF investors who have discovered Storehouse Residential Trust (SRT) as a way to invest in Australian residential property. How about you ?- would you prefer to invest in Residential or the share market? Year to June 2022 the major super funds recorded negative returns. eg One of the industry funds reported -2.37%pa return but quickly pointed out that the previous year they recorded +17.43%pa return. That sums it up for ,many investors - the public super funds tend to invest predominantly in share markets locally and overseas. These markets are much more volatile than residential property, hence the sense that residential is considered "safe as houses" by many. SRT returned +8.65%pa in FY2022 compared to the above -2.37%ps from the industry fund; and despite predictions from the press that house prices would crash up to 30% this year, SRT trust has increased it unit price from $1.10 to $1.11 this year. Why? Because people stop selling and buying real estate in uncertain markets, they wait out the uncertainty.
Ask your financial planner if this trust is a good solution for you to getting exposure to a portfolio of residential property - currently (31 March 2023) here are 174 live investments in the portfolio.

Interested in investing your SMSF in residential. Our trust has a national portfolio with interests in over 100 properties, both shared equity and tenanted properties. This is the latest tenanted residential investment - 4 bedroom house and granny flat - will be finished and valued in the next couple of weeks.
