Inside the Melbourne Market.

We recently spoke with , CEO & Director at Matthews Agency, to understand what’s happening on the ground.

A few key themes stood out:

• Melbourne is increasingly being seen as relative value compared to Sydney

• Owner-occupiers now dominate demand (~80% of buyers)

• First home buyers are driving activity at the lower end

• Not all segments are performing equally

Importantly, this is not a uniform market.

Performance is becoming more segmented, with quality assets in established locations continuing to perform, while lower-quality and oversupplied stock remains more vulnerable.

As always, outcomes will depend on asset selection and understanding where demand is concentrated!

Melbourne is showing signs of re-emerging momentum in 2026.

We spoke with , CEO & Director at Matthews Agency, about what’s really happening on the ground - from owner-occupiers driving the majority of demand to increased activity from first home buyers.

With Melbourne increasingly being viewed as relative value compared to Sydney, it’s clear this is not a uniform market. Demand is concentrated, and not all segments are moving equally.

The Oxley precinct in Nobby’s Beach is a great example of how parts of the Gold Coast are evolving - with a clear shift towards more lifestyle-driven offerings across hospitality, retail and local businesses.

Spending time in these areas and speaking with local operators helps us understand what’s really happening beyond the data.

A couple of weeks ago, the Binnari team was in Brisbane visiting in person some of the townhouse projects our investors have secured.

One standout project was this 3-bedroom townhouse in Coorparoo - a strong example of performance, purchased for $725K in November 2020 and now valued at $1.2M, representing $475K in capital growth (65%).

A strong result and a great reflection of the kind of strategic, high-quality opportunities we aim to secure for our clients!

Two packed days on the ground in Queensland with the Binnari team and marketing crew.
