Despite budget changes, a family trust still earns its keep for asset protection and estate planning, just not tax minimisation. The negative gearing/income-splitting/CGT-discount stack that used to justify it on tax grounds alone is largely gone from 2027–28.

In this episode, Alesha breaks down how a trust structure can give you more flexibility when it comes to distributing income, especially if you're buying with a partner or planning to grow your portfolio with family.

Tom asks the question every buyer should be asking before their next purchase.

Think you've saved enough for your home deposit? There are a few costs that catch many buyers off guard.

- Stamp Duty
- Legal Fees
- Building Inspection
- Moving Costs
- Lenders Mortgage Insurance (LMI)

These extra expenses can add anywhere from $50,000 to $100,000+ to your budget depending on your situation.

The good news? Knowing about them early means you can plan properly and avoid nasty surprises.

Are you currently saving for your first home? Comment "HOME" and I'll help you understand what costs you should be preparing for.

One of the hardest parts of buying your first property?

Accepting that your first home probably won’t look like your saved Instagram posts.

And honestly… that’s normal.

In this conversation with Wilson, we talked about something most buyers eventually realise:

There’s a difference between a want and a need.

A lot of people walk into the market with a dream list they’ve built for years. But when real budgets, borrowing capacity, and market conditions enter the conversation, priorities start to shift.

That doesn’t mean settling.

It means making smart decisions that actually get you into the market.

Because for many people, the first property isn’t the forever dream home.

It’s the first step.

One of the biggest mistakes people make with property?

Expecting it to change their life overnight.

In this conversation with Roger, he shares a simple lesson that often gets overlooked:

Stay the time.

The first property he bought was $42,000. Today, it would be worth close to $900,000.

Not because of luck.

Not because he timed the market perfectly.

But because he stayed in the market long enough for time to do its job.

That’s the part most people underestimate about investing.

Consistency. Patience. Long-term thinking.

I still remember the feeling of getting Permanent Residency.

For a lot of people, it feels like the finish line after years of uncertainty.

But financially?
It’s often the starting line.

I’ve seen clients go from being declined or heavily limited as temporary residents… to suddenly having lenders compete for their business after PR.

Same person.
Same income.
Same savings.

Different visa status.

And that changes everything in the eyes of the banks.

If you’ve recently received your PR, first of all, congratulations. That’s a massive achievement.

Second… you may already be in a much stronger property position than you realise.

Buying a home can feel a long way off… until you actually sit down and look at your options.

I’ve had plenty of conversations with people who thought they needed years more to be ready, and they were a lot closer than they realised.

Sometimes all it takes is the right strategy and someone to guide you through it properly.

With everything happening globally, it’s no surprise interest rates are a big topic again.

But with all the predictions and headlines out there, it’s easy to get caught up trying to time the market.

The reality? That’s incredibly difficult to get right.

What matters more is understanding:
✔ What you can comfortably afford
✔ How rate changes could impact you
✔ What options make sense for your situation

Especially for expats, clarity matters more than speculation.

Most people focus on getting approved for a home loan…

But here’s what comes next.

How you structure your property actually matters.

In this podcast with Alesha Masaud, we touched on:

– Buying in your personal name
– Using a trust
– And why this becomes more relevant as you grow your portfolio

It’s not one-size-fits-all, but it’s something worth understanding early.

It’s not just about buying property.
It’s about setting it up right.
