Most brokers ask their clients how much they want to borrow. Very few ask what they're actually trying to build.

After 20 years working alongside mortgage brokers, here are three questions that change everything:

1. "What does your financial picture look like in 10 years?"
Most clients are focused on the next purchase. But the conversation that shifts everything is the one about where they want to be at 55 or 60. That one question changes the entire strategy.

2. "Have you thought about where to buy — not just how much you can spend?"
A pre-approval tells you your budget. It doesn't tell you where that budget works hardest. An $800K property in the right location can outperform a $1M property somewhere else by hundreds of dollars a week in rent alone.

3. "What happens after settlement?"
