📉 Rate Hike Alert: The "Big Four" Just Pivoted

Brace yourself—the narrative just shifted. Australia’s four major banks (CBA, Westpac, NAB, and ANZ) have all synced up their forecasts, and it’s not the news mortgage holders wanted to hear.

Instead of the rate cuts we were hoping for, the experts are now predicting a double hike in 2026.

The Quick Breakdown:

The Forecast: Two 25-basis point increases (one in March, one in May).

The Peak: A projected cash rate of 4.35% by mid-year.

The "Why": Persistent inflation and rising geopolitical tensions (hello, oil prices) are keeping the RBA on the offensive.

💰 What this means for your wallet:

If you have a $750,000 mortgage, these two hikes could add roughly $228 to your monthly repayments.

With the "Rate Cut Dream" on pause, the big question is: Do you stick with a variable rate or is it time to lock in a fixed rate? 🛡️

As widely expected, the RBA increased the cash rate on 3rd February 2026 by 0.25% to 3.85% for the first time since November 2023. This is predominantly due to higher than target inflation with the Consumer Price Index (CPI) rising to 3.80% in December 2026. This has a few impacts for mortgage borrowers, homeowners and first homeowners on the central coast:

Higher Repayments:

Most banks will increase their variable rates by at least the 0.25% so if you are on a variable rate your repayments will increase accordingly. On a $600,000 loan amount with a 25-year loan term remaining, your repayments will increase by approx. $90 per month. Naturally, the higher your loan amount, the higher the increase.

Reduced Borrowing Capacity:

A 0.25% increase in the cash rate reduces the amount of money as below:

-Single individual with an annual income of $80,000 – approx. $10,000

-Couple on a joint annual income of $150,000 – approx. $20,000

Should there be further increases, naturally your borrowing capacity continues to reduce.

Market confidence and Property values

The Central Coast has seen some great property growth over the last few years, (up to 45% over the last five years reaching a median price of $1,063,372 confirmed by Cotality) however with reduced borrowing capacity and higher loan repayments, borrowers are restricted on their property purchases which can reduce the values of properties. Although this isn’t great for home-owners, it can help first home buyers get onto the property market.

With your bank almost guaranteed to pass on the 0.25% increase on to your next home loan repayment, my recommendation would be to get on to the phone with them and review against the market.

Three of the four chief economists of the major banks are expecting no more further rate increases this year, however it was only towards the end of last year banks were expecting further rate reductions as opposed to an increase. If you’re worried about further rate increases, it might be worth discussing the pros and cons of a fixed interest rate with a mortgage professional.
