There’s a lot of confusion about what a guarantor actually is, and it quietly stops people from asking the right questions about their own situation.

Most people assume a guarantor is there to make up for an income that isn’t quite enough. That’s not how it works. A guarantor uses the equity in their own home as extra security, which covers the deposit you haven’t been able to save yet. Your income still has to stand on its own, and the lender still needs to see that you can comfortably manage the repayments.

So the two things are completely separate. One is whether you earn enough to service the loan. The other is whether you have enough deposit to get in the door. A guarantor helps with the second, not the first.

If you’ve been assuming buying isn’t possible because a family member would have to prop up your income, it’s worth understanding what’s really holding you back. Very often it’s the deposit, and that is a very different conversation.

I got off the phone today with a woman who was almost in tears because her first home has dropped in value. Right now, she is not the only one calling me about it.

After a strong run last year, the market has cooled and some areas have come back from their peak.

If you’ve looked at your own place and felt your stomach drop, I understand.

But a dip on a screen is not a loss.

Property moves in ebbs and flows over the long term, and negative equity, which just means owing more than your home is worth on paper, only really bites if you have to sell while you’re down.

Getting your pre-approval feels like the finish line, but it’s really your green light to start looking properly.

The best thing you can do now is keep your finances completely steady, so no new car, no new credit card and no changing jobs, because any of it can affect your final approval. Then set a ceiling below your maximum, line up your conveyancer, and keep an eye on the market so you recognise a good buy when you see it.
