Everyone's panicking about the property "crash." The August 2026 Cotality numbers show national home values down 0.9% for the month the fifth straight month of decline. Headlines are calling it a downturn accelerating.

Here's what the media isn't telling you: since the year 2000, Australia's longest property downturn was 20 months. The GFC was shorter. APRA was shorter. COVID was shorter. And year-on-year, we're still up.

Most first-time investors don't stop because of the bank. They stop because of the people at their dinner table.

One of our clients was 21 when he started. First-generation Australian family. Migrant parents. Their instinct to pay off debt, don't borrow, don't pay strangers for advice had kept them safe for 40 years.

Your feed right now is basically one long doom scroll about prices falling. What it's not telling you is that rents just had their biggest jump since 2019, and yields are sitting at a number that would've made your 2021 self very jealous.

Both things are true at the same time. That's the whole point.

It's the same reason your mate who "waited for the right time" in 2020 is still waiting. And the same reason the quiet ones who bought when it felt weird are the ones you're now asking for advice at dinner.

Nobody rings a bell at the bottom. The market doesn't send a group text saying "okay you can come back in now." By the time it feels safe, the deal is gone and you're paying extra for the comfort of everyone else agreeing with you.

Read the boring numbers. Ignore the loud ones.
