If you’ve been thinking of skipping the deposit and using a guarantor loan, here are just some of the things you may find interesting that no one has told you about 🏡 🔑

1. It’s not forever, you can release the guarantor once you’ve built enough equity and your loan drops below 80% LVR.
2. You can use it for a partial deposit not just $0. If you have 10% saved, the guarantor covers the gap to avoid LMI. This also reduces your total loan.
3. You can be self employed and use a guarantor loan.
4. Your parents don’t hand over any cash they use the equity in their home as security. Their money stays theirs.
5. They don’t go on the title of your home the property is in your name only. They’re security, not co-owners.
6. You can avoid Lenders Mortgage Insurance entirely a guarantor loan bypasses LMI, saving you $10k–$30k+.
7. The guarantee is usually limited, not the whole loan typically capped to the portion above 80% LVR. Not your entire mortgage.
8. You can use it to buy an investment property too not just a first home. Great for growing a portfolio with $0 cash down.
9. The guarantor doesn’t need to own their home outright they just need sufficient usable equity, even if they still have their own mortgage.
10. You still need to prove you can service the loan the guarantee covers the deposit gap, not your income. Repayments still need to stack up.

ANZ has announced they have been appointed as a participating lender in the Australian Government 5% Deposit Scheme.

A scheme which allows many home buyers to buy with either a 5% deposit or a single parent with 2% deposit and avoid paying LMI.

ANZ is working through the system updates and have not set a date of when the scheme will be available through ANZ yet.

Helping J secure her first home was such a joy after her stressful previous experience !

Having to deal with a shortfall valuation of over $100,000 ! She tried to extend her cooling off but her second valuation with the second bank was also short because they used the same valuation company! Doing her own research she was sure there was no reason for the valuation concerns.

We worked with Macquarie who accepted our clients contract of sale instead of a physical valuation and secured our clients formal approval in 1 day !

Had a great catch-up with Tom yesterday, BDM from Bankwest!

BDM meetings are such an important part of our broking business, keeping us in the loop with latest lender policies and strengthening relationships to provide the best solutions for our clients.

Bankwest has some amazing niches that can certainly get clients across the line in some jams !

Funny enough the same day we had a client come to us who thought they would be in a sticky situation. They had a new role and she was employed under a short term contract. With a few other factors in the mix - Bankwest was a suitable home for her home purchase 🏡

Our lovely client J had a heap of equity in her property. We helped her refinance to a lender which has a very smooth process. We were able to get her a conditional approval within 24 hours. Once she was able to provide her building documents, her formal approval came in 24 hour after.

Very excited to see what she does with the opportunity to build this granny flat which can house her family or be used for extra income.

Ok, so really this government scheme has been around for a few years now. What’s this new hype really about?

From today, 1st October 2025, the government is lifting the limits on a major home buyer scheme:
✅ No more income caps
✅ Higher property price caps
✅ More spots available
✅ Buy with as little as 5% deposit

It’s fantastic news… but it also means more buyers in the market, and history tells us that competition drives prices up - fast.

If property ownership is on your horizon, now is the time to:

2️⃣ Get your finance strategy in place
