What are the three main sales processes in real estate?
You may encounter these if buying or selling your home…

Private treaty sale:
This is a normal sale and most common in a buyer’s market, where there are more homes available for sale than buyers ready to purchase.

Auction:
This is normal state of play in a seller’s market, where demand for properties is high. Agents give a guide, which is notoriously inaccurate.

Dutch auction:
Here the agent asks for your best bid. It happens during a supercharged seller’s market, where there are way too many buyers than there are properties to purchase. You have no idea what the other bids are. I often tell clients to avoid that type of sale like the plague. Walk away.

What are the first five questions you need to ask as a First Home Buyer (FHB)?

I’ve had three or four first home buyers recently settle on a home, some who have been waiting for their opportunity for years. Properties started popping up in their price range. Why? For some people, rates are hurting so they are getting out.

Here are five questions you need to be asking if you’re a FHB wanting to get in the market…

1. How much can I afford? This is an important question! Do the maths, know how much the mortgage is going to cost you. And part of that conversation is – if rates go up, do I have a buffer?
2. How much will the banks lend me? Remember this considers your existing debt including credit cards, personal loans and HECS.
3. What is the technical detail around the loan? Things like stamp duty, current FHB government schemes, and conveyancer contacts.
4. What do I need to ask the real estate agent about the property?
5. Is it a good time to purchase a property?

People tend to get a bit personal with money. Money is one of the most emotive things we touch in our lives, but money is not about emotions – it’s about numbers. In what I do, I am able to point that out to the clients I work with. The banks often can’t give you what you want. The banks are a cog in the machine, and unfortunately, you’re just a number. So, when you take the emotion out of it, do you still want to move banks? Can you afford to?

The Psychology of Money - Timeless lessons on wealth, greed and happiness by Morgan Housel is one of my favourite books. I highly recommend it. It hammers this message home. Get your head around your attitude to money before you do anything else. There’s no use knowing about stocks, there’s no use knowing about mortgage rates, if you can’t understand how you react to money. ~ Brett
