The apartment building trend is showing no signs of slowing, with the number of "traditional detached homes falling by 15,000 in the last decade" according to an article in today's SMH.

The demand for well-located land has transformed the economics of housing in Sydney.

🀣 "Cheap" is such a relative term. Coming from the Big Apple, of course Ryan Serhant would think Sydney prices are affordable. Just try telling that to someone from Darwin or Tasmania, right?! Even we Sydney siders know we are getting a rough deal.

HE’S one of the big names of the New York property scene, starring in the reality TV show Million Dollar Listing, and Ryan Serhant has a message for Sydney β€” some of our best property is cheap.

According to a recent study and as reported in Domain, 1/3 of first home buyers are using the "bank of mum and dad" to help fund their first home purchase.

The subject of property prices is one that always starts a fierce debate. Poor John McGrath was misquoted this week for saying the Sydney property market is 40% overvalued. Oops. What he actually said was he did not think there was any chance of a 40% correction nor was their a bubble, but that prices will level off. So he thinks we are the top end of the price cycle. If you live in Sydney, it's no news to you that property prices are super high, they keep climbing, and they show no sign of ever slowing down.

So what's a family to do? Run away to the countryside (not such a bad option), give up (not such a great idea), or simply compromise (probably the best option).

Bigger isn't always better, and the demand for smaller, more economical homes is the way of the future.

Sydney is not going to grow any more land overnight so we all need to start getting a little more creative with what we do with land we do have right now.

​Climbing property prices and a growing demand to rent in NSW have boosted approvals for units, townhouses and semis, despite a slowing trend nationally.
