APRA impose new restrictions on investments loans, trust loans, interest only loans and loan with high DTI( Debt to income ratio over 6) - to slow down the increasing property market.

As Warren Buffett's famously quoted " Be fearful when others are greedy and greedy when others are fearful" - Dont be alarmed but instead be ready and prepared. Not all banks are impacted in the same way, when one door closes, another will OPEN- We have been providing brokerage service for over 18 years and APRA has imposed similar conditions in the past ( 2006, 2010, 2014 and 2017) -each time it did impact property price but temporarily. So Plan ahead- Is this considered an opportunity? as a First home buyer or investor.

How much was that house back in 2006? 2010? 2014? 2017? Compared too today.

CBA ( within 1 min) the first bank to follow RBA rate cut...0.25% down for CBA Variable loans.
We expect the rest of the banks to follow!

On 18 February 2025, the RBA announced a decrease to the cash rate by 0.25% per annum (p.a.) to 4.10% p.a.

As the cash rate is one factor that affects our cost of funds, today we have announced we are decreasing our home loan variable interest rates by 0.25% p.a. on and from 28 February 2025.

New Sydney city rail map with new connection included

Sydney, meet your new train map.

Let’s go through what’s changing:

🚇 The city extension of Metro to Sydenham will open in the coming months, providing a fast, frequent connection through our CBD, and out to Chatswood.

🚌 When the City section of Metro opens, we’ll give the new service a bit of time to bed in before we start work on the extension from Sydenham to Bankstown. Buses will replace trains during that 12 month conversion. This will be disruptive, and unfortunately slower. But it will be temporary, and a better rail service is coming. When the work is complete, every station along the line will see a fast and reliable metro service every four minutes.

6️⃣ The T6 is back. Now it’ll link Bankstown to Lidcombe, where you can change for trains to the Sydney CBD or Parramatta.

3️⃣ The new T3 will provide a direct service from areas like Regents Park to the city, and onto Liverpool.

✈️ Plus two new Metro lines are under construction and now visible on the map. One to the new Western Sydney Airport, which will open in 2026 and Metro West which is due to open in 2032.

Expecting a large tax bill this financial year?? -- Applying " Interest in Advance" on your loan can reduce your tax bill. Essentially you will be Prepaying 12 extra month interest- so 24 month interest into this financial year to reduce your tax bill - especially if you had a massive / out of the ordinary Capital gain tax event this year

* Sold an investment property
* Sold an income producing asset- shares/ business etc..
* Work given a large bonus
* Got paid out- redundancy pay

Speak to your accountant for more details + Give us a buzz if you want to execute interest in advance on your loan.

Best to start the process as early as possible, min 5-6 weeks if possible
