Interest rates rise again!
What does this mean for you?

Here's a quick little article from "Compare the Market"; basically suggesting you should review your current home loans, and shopping around is essential.

The Reserve Bank has lifted the official cash rate again today in its June meeting, meaning home loan repayments will once again be on the rise.

The Family Home Guarantee starts tomorrow.

In a nutshell:
The Australian Government will assist with the deposit on a home purchase by guaranteeing up to 18% of the value of the property. This means, you only need to have 2% + duties and fees for a deposit.

There are limited guarantees available for single parents, with at least 1 dependant, and have an annual taxable income of no more than $125,000.

For Sydney purchases, the maximum purchase price is $700,000.

Serviceability must still be met with the relevant lender.

A step forward for my single parent clients. But is it enough?

Family Home Guarantee

The Australian Government has announced a new program called the Family Home Guarantee, which provides eligible single parents with dependants the opportunity to build a new home or purchase an existing home with a deposit of 2 per cent, subject to the individual’s ability to service a home loan.

From 1 July 2021, 10,000 Family Home Guarantees will be made available over four financial years.

The Family Home Guarantee is aimed at single parents with dependants, regardless of whether that single parent is a first home buyer or previous owner-occupier. Applicants must be Australian citizens, at least 18 years of age and have an annual taxable income of no more than $125,000.

Just want to remind everyone, while a good rate is important, having the right advice and loan structure is even more important.

Had a new client today that had structured their investment purchase and loan incorrectly. This resulted in a nightmare for their Accountant, and a fairly hefty tax bill. Unfortunately as they didn't see me before hand, there was nothing i can do to retify the problem.

Make sure you get the right advice for the right loan structure!

Do you have a pre-approved home loan that has now expired? Don't assume you'll be pre-approved for the same borrowing amount.

Lending policies have changed dramatically over the past 2 months and in some circumstances your maximum borrowing amount will be less.

Many banks are taking over 30 days to assess new home loan applications.
If you don't want to wait that long, ask your broker which banks will give you an answer in 3 days rather than 30.

We are in some crazy times.

The banks are providing assistance to both individuals and business customers in the form of deferred loan repayments and government guaranteed business loans.

On the flip-side, they are also drastically changing their lending policies to address the current climate.
