๐Ÿก Same income. Different lenders. Different result.

One of the biggest misconceptions in home lending is that every bank will give you the same borrowing capacity.
They wonโ€™t.Even with the same salary, the numbers can shift depending on:
โœจ lender policy
โœจ living expense assumptions
โœจ minimum credit card repayments
โœจ HECS/HELP
โœจ existing commitments
โœจ property type
โœจ how different income types are assessed

So if youโ€™re on $110K and asking,
โ€œWhat can I borrow?โ€ the real answer isโ€ฆ
๐Ÿ‘‰ It depends which lender is doing the maths.

Thatโ€™s exactly why working with a broker can make such a difference. Itโ€™s not just about finding a rate, itโ€™s about finding the lender whose policy fits your situation.
Moral of the story: donโ€™t rule yourself in or out too quickly based on one calculator. ๐Ÿ“Š
General information only. Figures are illustrative and borrowing capacity varies based on your full scenario and lender policy.

Different lenders may assess business income differently.
They might consider things like:
๐Ÿ“Š One OR two years
' financials/ tax returns
๐Ÿ’ฐ Directors Salary/wages
๐Ÿ“ˆ Business profit
โž• Add-backs
๐Ÿข Company liabilities
๐Ÿ“‰ Changes in income year to year
Business Activity Statements
Accountants Letters

Which means two lenders can look at the same businessโ€ฆ and calculate very different usable income.

That's where lender policy matters. A lot. Don't assume being self-employed means โ€œthe bank won't lend to meโ€.
Get your numbers properly assessed first.

Which is why plugging one number into an online borrowing calculator doesn't always give a self-employed borrower the full picture.

Sometimes the difference isn't your income. It's how the lender interprets it.
If you run a business and property is on the radar, getting your financials reviewed before you start house hunting can save a LOT of guesswork later.

An offset account is linked to your home loan.
Money sitting in the offset can reduce the amount of the loan balance used to calculate interest.
Simple example ๐Ÿ‘‡
Home loan: $600,000
Money in offset: $50,000
Interest may be calculated as though the balance were $550,000.
*
So where do people go wrong?
โŒ Leaving savings elsewhere
โŒ Using an account that isn
't actually an offset
โŒ Having the offset attached to the wrong loan split
โŒ Not understanding fees or conditions
A great home loan structure isn
't only about the interest rate.
How you use the loan matters too.
๐Ÿ’ฐ An offset account can be a very handy little mortgage tool โ€” provided it'
s set up and being used properly.
At a basic level, money sitting in an eligible offset account can reduce the portion of your linked home loan on which interest is calculated.

So rather than leaving your everyday savings sitting somewhere earning a small amount of interest, some borrowers prefer to keep those funds working against their mortgage instead.
But hereโ€™s where it gets interesting.
Not every loan has an offset.
Some have one. Some offer several.
Fees can differ.
And if you have multiple loan splits, you want to understand which loan that offset is actually linked to.

The rate gets most of the attention.
But a good mortgage strategy is often hiding in the structure.
๐Ÿ‘€
Example for illustration only. Product features and conditions vary by lender.

Love that for them. ๐Ÿ™Œ But that doesn
't automatically make it the right lender for you.

Two borrowers earning exactly the same income can get very different lending outcomes.
Why?

Lenders can treat things differently, including:
๐Ÿ’ผ Employment type
๐Ÿข Self-employed income
๐Ÿ‘ถ Parental leave
๐Ÿ’ณ Existing debts
๐Ÿ  Rental income
๐Ÿ’ฐ Bonuses & overtime
๐Ÿ“Š Living expenses
๐Ÿ‘จโ€๐Ÿ‘ฉโ€๐Ÿ‘ง Dependants
๐Ÿก Property type
And thatโ€™s before we even look at:
โœ“ Rates
โœ“ Fees
โœ“ Offset accounts
โœ“ Loan features
โœ“ Credit policy
โœ“ Turnaround times

There isn't one โ€œbest bankโ€!

There is the lender whose policy, pricing and product best fits your circumstances.
๐Ÿฆ Mortgage broking would be very easy if there was one bank that was best for everyone.

Spoiler alert: there isn't. ๐Ÿ˜‚

Different lenders have different appetites. One may be brilliant for a self-employed borrower.

Another may handle overtime or bonus income more favourably. Another may work better for someone with a smaller deposit.

Another could suit an investor or someone needing multiple offset accounts.

That's why hearing that your sister, neighbour or workmate got an amazing home loan doesn't necessarily tell us much about the right solution for you.

Your income.
Your commitments.
Your property.
Your plans.
That's what should drive the lender conversation.

Not whichever bank currently has the loudest ad or cheapest rate.

๐Ÿก If buying a home is on the horizon, your financial decisions in the months beforehand can matter.

That doesn't mean putting your entire life on hold until settlement.

Please still enjoy yourself. ๐Ÿ˜‚
But if you're about to:๐Ÿš— finance a car open another credit card
๐Ÿ‘ฉโ€๐Ÿ’ป change jobs๐Ÿ’ฐ
move large amounts of money around
๐Ÿ“ˆ increase an existing loan
โ€ฆit is worth checking what impact it could have on your home loan plans before you do it.
One of the biggest benefits of speaking with a broker early is having someone help you work backwards from the goal.
You don't need to have found a property.
You don't even need to be 100% ready.
Sometimes the most valuable conversation happens months before you ever make an offer.
Property hunting is much more fun when you already know your numbers. ๐Ÿ”‘

๐Ÿ“† Your home loan shouldn't be โ€œset and forgetโ€. The loan that suited you two years agoโ€ฆ may not be the loan that suits you today.

A regular home loan review can tell you whether your existing loan is still doing its job.

And heres the important bit: A review doesn't automatically mean refinancing.
Sometimes staying exactly where you are makes sense.
Sometimes we can negotiate with your existing lender.
And sometimes another lender offers a structure that's much better suited to where life has taken you.

The point is simply to check.
Your mortgage is probably one of your biggest household expenses. It deserves a little attention too.

๐Ÿ’ณ Why can an unused credit card have such a big impact on borrowing capacity?
Because when lenders assess your home loan application, they generally don
't just look at what you currently owe on the card.
They also allow for the credit limit available to you.
So even if your $10,000 card:

Before applying for a home loan:
๐Ÿ‘‰ Review any cards you're not using
๐Ÿ‘‰ Consider whether you need such a high limit
๐Ÿ‘‰ Have your broker run the numbers before cancelling anything
Sometimes reducing a limit can make a surprisingly big difference.
The little things can have a very big impact on the final number.
