[AN ABSOLOUTE OFF MARKET SUCCESS STORY]

A Utopian Property client came to Glenn Newbery earlier this year, looking for growth and a good cashflow. As you can see from this recent valuation, the growth was hit out of the park!

Together with the client, we came up with the following criteria:
💲Price – Less than $450,000
🏢Capital City Location – For growth potential
🚄Suburb - Less than 30 minutes to CBD, good transport links to the city, high owner occupier appeal, low vacancy rates
🏠Property – House, good condition with minimal work required, not on main road, under flight path, next to industrial area, no pool or large retaining walls, not at risk of oversupply

In June 2021, Newbery took to South Australia to purchase a great off-market home for the client for $420,000 and they have since achieved $450p/w rent, that’s a 5.5% yield!!!

This property is now valued well above $500,000 and is likely to continue growing in value for the client for many years to come 😁

If we look at the clients goals, you’ll see they have quickly (and effectively) met their short term goal and will now be able to look towards the medium and long term goals.

Client Goals:
Short Term - Purchase properties for capital growth to build equity enabling them to extract equity to purchase additional investment properties and expand their property portfolio.

Medium Term – Purchase additional investment properties to expand their portfolio with a focus on both growth and cashflow to build a sustainable and balanced property portfolio.

Long Term – Sell down some of the investment properties to pay off their own home and pay off the property portfolio debt to enable them to retire early with passive income from property.
