If you're self-employed, it's true: you don't fit as neatly into bank policy as someone on a salary.

So if you want to apply for a loan, the bank is going to analyse your P&L, just as they will with your personal finances.

Don't worry - it's not as scary as it sounds. Especially if you've got an expert broker on your side, who understands small business and has insight into what the banks are looking for.

Let's talk about spending habits, and specifically: what the banks think about how you handle your money when they're deciding whether to approve you for a home loan.

If, for instance, you’ve got a maxed-out credit card but are ordering Uber Eats five times a week and shopping up a storm with Afterpay, the lender may wonder why you’re not diverting this 'discretionary' spending to paying off your credit card.

They're looking for evidence that you handle your debts well. If you're only making the minimum monthly repayments, or if you're behind on your repayments, it paints a picture that perhaps you're not on top of your money – and are therefore not ready to commit to a home loan.

If you want to talk about getting your accounts in order before you apply for a home loan, we're just a call or a message away.

I would like to express my gratitude to Nick and his team at Turnkey Finance. They’ve managed to secure a loan not only for me to purchase a property but also for my daughter.

The RBA have decided to increase the cash rate by 25 basis points. It’s now sitting at a 15 year high of 4.6%.

The banks will likely pass this increase on to borrowers, and we know it all adds up.

On a $750k home loan, for instance (assuming a standard 30 year principal and interest term), jumping from a 6.5% interest rate to a 6.75% interest rate would increase your monthly repayments by $124.

If you’re feeling the squeeze, or just want to find out if there’s a better solution for you, get in touch with us to find out the most up-to-date options.

A better solution may be just a phone call away!

So, you’ve been saving hard for that deposit and now the reality of home ownership is on the horizon.

We don’t want to overwhelm you, but there are hundreds of home loan options, and getting it wrong can cost you tens of thousands over the life of your loan.

So where do you start?

Savvy home buyers start with a conversation with a broker. After all, we do this every day.

We cut through the noise, find the right fit, and handle the heavy lifting.

It's our job to be across hundreds of loan products and to scour the market to find you one that:

✔ Suits your needs now and into the future
✔ You have a good chance of being approved for
✔ Will be processed within the timeframes you require

We then liaise with the lender on your behalf so you can spend less time on hold, and more time searching for your ideal property.

Banks love a good acronym. Here are three you'll come across on your home buyer journey:

LVR: Loan to Value Ratio is how much you're borrowing compared to the value of the property (and accounting for all fees and taxes). An LVR of 80%, for instance, means you have a 20% deposit to contribute to the purchase once you've paid Stamp Duty and other costs.

LMI: Lenders Mortgage Insurance is what protects the bank on the off-chance you default on your loan before you've had a chance to build up your equity. Generally you'll have to take out this insurance if you have a smaller-than-usual deposit (as you'll be considered a bigger risk).

SVR: Standard Variable Rate is the interest rate of a lender's 'standard' home loan. These loan products usually include a lot of bells and whistles, and so will be more expensive than a basic variable loan.

Budgeting might not be the sexiest topic, but you know what’s even less appealing? Running out of money. Feeling like your finances are running you. Drowning in credit card debt.

Let's be real: if you want a home loan, you need to know exactly where your money’s going. That’s what makes you attractive to the banks.

Get in touch and let's help you take control.
