80% of Australian SMEs felt a real cash flow hit in the past year (CommBank / UNSW AGSM, Jan 2025).

What stands out to me is not the number itself. It is how many of those businesses found out from a tight bank balance, rather than a forecast that saw it coming.

A bookkeeper can tell you what happened last month. Fewer setups can tell you what is about to happen next month, and what to do about it before it bites.

Curious how many business owners reading this have been surprised by their own cash position in the last year. More common than most people admit, in my experience.

A quick update from Fortitude Finance.

We have moved away from mortgage broking. Fortitude Finance now provides external CFO support for growing businesses, working alongside the bookkeeper you already have.

If you have someone managing the day-to-day numbers but nobody turning those numbers into a decision, that is the gap we now fill: monthly reporting, cash flow forecasting, and the financial guidance that would otherwise cost a full-time hire.
If that sounds like where your business is right now, or you know someone it might help, we would welcome the conversation.

🗳️ Election Spotlight: Two Different Paths to Home Ownership

Here’s how Liberal and Labor are approaching first home buyer support:

🔵 Liberal – Tax Deduction
• Deduct mortgage interest (up to $650K) from income tax
• For new builds only
• Income-tested and must live in the home
• Applies for 5 years

🔴 Labor – 5% Deposit
• Buy with just 5% deposit – no LMI
• No income caps or limits on number of places
• Applies to all properties (not just new builds)
• Government guarantees the rest of deposit (up to 15%)

🏡 So, which policy could work better for you?
It depends on your income, property goals, and whether you're building or buying established.

🏠 Thinking of buying a home? This election could change everything.

Labor has proposed major increases to the property price caps under the Home Guarantee Scheme.
If passed, this could allow more Australians to buy with just 5% deposit—no LMI.

📊 Highlights:

Sydney limit up from $900K → $1.5M

VIC, QLD & ACT caps also rising

Self-employed buyers and permanent residents now included in the scheme

💡 This isn’t just numbers—this could mean the difference between waiting and owning.

Wondering how this affects your borrowing power?

💬 DM me “SCHEME” and I’ll break it down for you in plain English.

📉 Australia’s Rental Crisis: Exploring Alternatives 🏡

Australia is facing a significant rental affordability crisis, with major cities experiencing record-low vacancy rates and soaring rents. In Sydney, only 26% of rentals are affordable for households earning a median income, and just 2% for those earning $70,000 a year, marking the worst conditions on record.

Why is this happening?
•High Demand, Low Supply: A surge in population growth and limited housing supply have intensified competition for rental properties.
•Economic Pressures: Interest rates and construction costs have slowed new housing developments, further tightening the market.

Is Homeownership a Viable Alternative?

With rental affordability at historic lows, many are considering the benefits of owning a home:
•Stable Monthly Payments: Locking in a mortgage can provide predictability compared to fluctuating rents.
•Building Equity: Monthly payments contribute to your asset, potentially increasing your net worth over time.
•Government Incentives: First-home buyers may be eligible for grants and stamp duty concessions, easing the initial financial burden.

How We Can Help

Navigating the transition from renting to owning can be challenging, but you don’t have to do it alone. As experienced mortgage brokers, we can:
•Assess Your Financial Situation: Determine your borrowing capacity and eligibility for government incentives.

🏡 Australian Property Market Update: Key Insights as of January 30, 2025 🏡

Staying informed about the latest developments in the property market is crucial for making sound investment decisions. Here are some recent highlights:

1.Projected Growth in Unit Prices:

According to a recent KPMG report, Australian house prices are expected to grow by 3.3% in 2025, down from a 5.1% rise in 2024. Notably, unit prices are projected to outpace houses, with anticipated increases of 4.6% in 2025 and 5.5% in 2026. This trend is driven by ongoing affordability issues, especially in capital cities, making units a more accessible option for many buyers.

2.Build-to-Rent (BTR) Developments Gaining Traction:

New South Wales is experiencing a surge in build-to-rent projects, with approximately 3,584 BTR units completed or under construction and an additional 11,505 units in the pipeline. This growth positions NSW to attract significant investment in the BTR sector, surpassing Queensland in upcoming developments.

3.Challenges in Home Construction:

Rising construction costs have led some families to abandon their building projects. For instance, a family in Adelaide halted the construction of their two-storey home due to escalating expenses, opting to sell the partially completed property instead. This situation reflects broader challenges in the construction industry, including increased material costs and labor shortages.

4.Affordability Concerns Among Young Australians:
Many young Australians are expressing frustration over the challenges of entering the property market. High property prices and living costs have made homeownership seem unattainable for some, leading to feelings of shame and disappointment. The median house price in Australia now exceeds $900,000, with average rents surpassing $600 weekly, exacerbating affordability issues.

Understanding these trends can help you navigate the evolving property landscape. At Fortitude Finance, we’re committed to providing you with the latest insights and personalized advice to support your property goals.
