Offset or redraw? Both can help you pay less interest, but they work differently.

An offset account is a linked account. The balance reduces the amount your interest is charged on, and you can access the money any time.

Redraw lets you withdraw extra repayments you've already made, depending on your lender's rules.

Worth knowing: loans with offset accounts can come with a higher rate or extra fees, so compare the cost with the interest you could save. If it's an investment loan, speak to your accountant too.

When did you last check your home loan rate?

Many borrowers stay with the same lender for years without asking if there's a better deal. A quick rate review can show you whether it's worth asking for a discount, comparing lenders or switching.

It takes a short chat, and there's no obligation.

The RBA lifted the cash rate by 0.25% to 4.60% on 29 September, and many home loan holders are feeling it.

Here are 5 things worth looking at:

1. Check what rate you're paying now
2. Compare what other lenders are offering
3. Use an offset account or extra repayments if your loan allows it
4. Review your budget so you know your numbers
5. Talk to a broker about your options

You don't have to work it out alone. Visit https://excelfinanceandadvisory.com/ and contact us to review your loan.

Lenders Mortgage Insurance (LMI) you've probably heard the term, but here's what it actually means: it's a one-off cost that protects the lender (not you) if you borrow with less than a 20% deposit. It can add thousands to your loan, but there are ways around it.

Before you sign anything, ask your broker or lender:

1. What's the comparison rate, not just the advertised rate?
2. What fees apply application, ongoing, discharge?
3. Can I make extra repayments without penalty?
4. Is there an offset or redraw facility?
5. What happens if I want to refinance down the track?
6. How many lenders have actually been compared for me?
7. What's the total cost over the life of the loan?

Most people never ask number 4 don't be most people.

Interest-only: lower repayments while it lasts, and the interest may be tax-deductible useful for cash flow, but your loan balance doesn't shrink.

Principal & interest: repayments are higher, but you're building equity and paying less interest over the life of the loan. The right choice depends on your investment strategy.

Being your own boss shouldn't mean missing out on the right loan it just means lenders look at things a little differently: typically your last two years of tax returns or financials, BAS statements, and how your income has trended over time (not just one strong or weak year). Low-doc options exist too if your paperwork isn't quite there yet.
