Jeremy and Melissa are exactly why Australia needs HOPE - mid-career essential workers who've worked hard, earn a decent income, but still can't break into the market near where they work. Earning too little to buy in Sydney’s inner ring and too much to qualify for government schemes.

HOPE has co-invested alongside them, providing upfront capital to cover 40% of the purchase price of their Rozelle home while they service a regular mortgage through Police Bank Ltd. on the rest. Jeremy and Melissa hold the title and over time, they buy us out. Simple.

42% of Australians believe they need more than $1 million in super to retire comfortably, according to ASFA's latest research.

It's an important discussion and one that continues to highlight the critical importance of homeownership in retirement. One of the biggest determinants of retirement security is not how much super you have accumulated, but whether you own your home.

For essential workers, the challenge is becoming more acute.
Homeownership is declining 1.5 times faster than the national average, meaning a growing number may reach retirement without the housing security previous generations enjoyed.

That's significant because Australia's retirement system has largely been built on the assumption that most retirees own their homes outright and face relatively low housing costs in retirement.

This means that a homeowner and a renter that retire with the same super balance and will experience vastly different outcomes. One enters retirement with housing security and stability, the other may face rising rental or living costs that place increasing pressure on their retirement income and, in some cases, increase reliance on government support.

That's why housing affordability goes beyond short to medium term housing issues into a broader retirement issue for many Australians.

Whether you are aiming to retire with $730,000, $1 million or more in super, there is one thing that remains true: owning your home matters. It may be one of the most important financial decisions you make for your retirement.

It was fantastic to see HOPE Housing featured in The West Australian yesterday as part of a broader story on new ways to help people into homeownership. Thank you to Kim Macdonald for shining a light on the housing challenges facing so many West Australians.

Our recent survey of essential workers who rent in Perth shows that:
- more than 60% are in housing stress, and
- 75% of mid-career professionals are concerned they may never own a home.

After successfully completing our pilot in Greater Sydney, where we raised $20 million to co-invest in 26 properties supporting homeownership for 39 essential workers, HOPE is ready to scale the business nationally and will make its next investment in Perth.

Recently our CEO Phil White appeared on Channel 9’s Today Show with Karl Stefanovic and Sarah Abo to talk about HOPE’s shared equity model.

The highlight was seeing Phil share the screen with HOPE homeowners Melissa and Jeremy, whose story shows what homeownership can make possible for essential workers.

This is the heart of HOPE’s model. We co-invest with essential workers to buy homes close to where they work, while providing with a better way to invest in residential property.

HOPE Housing is grateful for the opportunity to appear before the Senate Select Committee on Intergenerational Housing Inequity, held in Sydney on Tuesday 7th July. CEO Phil White appeared at the hearing alongside nurse Sophie and Peter Remfrey from Police Bank.

It was an important opportunity to showcase HOPE’s shared equity model and how it has helped essential workers into homeownership, particularly those who earn above the income caps of government housing programs but still cannot afford to buy a home in the communities they serve.

We were especially appreciative of nurse Sophie joining us to share her personal story of buying a home with HOPE. Her experience is a powerful reminder that homeownership is about more than housing. It can create the stability essential workers need to get ahead, both personally and professionally.

In 1999, a registered nurse in Sydney needed around five times their annual wage to buy a median priced house. Today, it takes more than 18 times their annual wage.

In her closing remarks, Senator Barbara Pocock described these statistics as “powerful evidence”. They reinforce why practical pathways into homeownership are urgently needed for essential workers. Thank you also to Peter Remfrey for representing Police Bank and the broader essential workforce, and for continuing to champion HOPE as a practical homeownership pathway.

Essential workers are doing the jobs our communities rely on. They deserve the opportunity to own a home in the communities they serve. HOPE will continue to keep advocating for this.
