Case Study: Innovative Finance Solution for a Multi-Dwelling Development ๐Ÿ˜๏ธ๐Ÿ”‘

At WeFinance, we recently had the opportunity to structure a unique financing solution for a client looking to purchase vacant land and construct two duplexes, resulting in four dwellings.

The Project:
โ€ข Property: Vacant land acquisition
โ€ข Development: Construction of two duplexes (four dwellings in total)
โ€ข Ownership Structure: Purchased under a Trust

Financing Strategy: In this complex scenario, we applied a creative approach to ensure our client could secure the optimal finance structure:

โ€ข We subdivided the land into two lots prior to formal approval, which allowed us to maximise LVR thresholds and improve the lending terms.
โ€ข The construction costs were fully covered by cross-collateralisation of existing assets, using multiple securities that are held in a separate trust to secure borrowing. This allowed for our clients to retain all liquid cash and not have to contribute any more than what was required.
โ€ข The clients had multiple income streams through trusts and companies, which allowed us to demonstrate a strong servicing position.
โ€ข Thanks to the clientโ€™s eligibility for private banking segmentation, we arranged for the full construction costs to be released as a cash-out. This gave our clients complete control over the funds for the build, eliminating the need to follow a rigid progressive payment schedule, as well any delays to the project as a result of consistent bank inspections and other control measures. Of course, this is because the clients had the necessary skills and experience to manage this themselves.

The Outcome: Through this solution, our clients were able to move forward with the project with minimal financial constraints and greater flexibility.
This case highlights how leveraging strategic financial tools can turn a complex development into a streamlined, well-funded project.
