Recently facilitated a complex financing solution for a client facing a significant $800,000 tax debt. The client intended to satisfy this debt through the sale of a commercial property, however, their initial strategy involved enhancing the property's value by renegotiating the existing lease agreement.

However, the urgency of the outstanding tax liability needed to be resolved and there wasn't enough time to implement this value-add strategy. The client approached Secured Lending with a short term bridging loan to address the immediate debt.

We were able to provide a 12-month bridging loan, secured by a first mortgage over their commercial property located in Bentleigh, Victoria. We successfully funded the loan within 72 hours, enabling the client to discharge the $800,000 tax debt.

Secured Lending provided a bridging loan for working capital, secured by a property held in trust. Unfortunately, due to unforeseen circumstances, the trustee company faced a court-ordered winding-up and subsequent liquidation.

Rather than immediate security enforcement, Secured Lending utilised its insolvency expertise to assess their options. This led to a collaborative approach, enabling the guarantor (the trust) and liquidator to appoint a new trustee.

By allowing the borrower to manage the property sale independently, they achieved a far greater return than a lender-driven sale would have produced.

This meant all unsecured creditors were paid in full, and the borrower walked away with extra capital to support their business.

A borrower recently approached us seeking fund to refinance a construction loan on a completed project while awaiting a sale, with the property listed on the market.

During the course of the loan, the borrower advised that they wished to amend their exit strategy and wanted to retain the property.

They had a successful business and agreed to provide a significant paydown of their facility and enter into a variation to allow for an extension of the term to seek a refinance from a big bank.

Within a few months (typical banks) the borrower was able to secure a refinance and repay our facility in full! At SL, we understand the complex and everchanging nature of successful businesses and are willing to work with our borrowers to meet their goals.
