Conveyancers and solicitors - The amazing ones like Priority Legal Services (Qld) Pty Ltd Caroline & David get it.

7 successful transactions with them with no issues at all.

Now lets talk about the most recent conveyancers ive had to deal with in the last 2 weeks for my clients.

2 recent events:

I can tell when you arent in control and have settlement agents and pexa agents. IE you arent doing the leg work.

If time frames are tight and a lender needs a document or commentary i intentionally send it to them to upload in pexa.

Do you want to know why?

Because i send it to a general inbox > then it goes to the settlement team and checked off > then it goes to the lenders lawyers inbox > then it is processed.

So yes i send it through the normal channel as well.

But this laziness is absurd.

2nd thing - If you tell a client they have to pay 400 in costs for a late file. Then the client calls the other side and gets it waived in a simple phone call you either didnt call them or you have the negotiation skills of a 2 year old.

After they allowed settlement to be extended for 2.5 weeks with no penalties or push back.

I can help them as much as possible from the lender side but me having to tell their own conveyancer to advocate for them and protect their interests is insane!

Be careful in the conveyancers you select.

Bank of England is already dropping their stress testing of mortgages from 3% above actual rate to just 1% above actual rate to re stimulate property and lending growth at the top of the cycle.

Lending buffers revised The Bank of England recently relaxed the requirement for borrowers to be assessed for a potential 3 percentage points increase

I want to take this time to thank my clients.

Because without you my wife Maria and i wouldnt be able to fulfil our dream to:

Become rent vestors

Allow Maria to have the option not to work - from now on

Build a large property investment portfolio

Finally move out of a rental and into an owner occupied interstate

Live close to family

And hopefully start a family very very soon

This could not of happened without each and every client that trusted me as their broker and for that i am forever thankful.

Its quite emotional leaving some very close friends, broker mates, relationships and the only city ive ever lived in.

But as always Players take things heads on and im looking forward to our life's flourishing as we enter the new stage of our life and business.

Fair warning im moving this coming week from Sydney to Brisbane on Wednesday.

I have my calendar blocked from Tuesday to Thursday for new appointments. So if you check my calendar link as of wednesday or thursday appointments will open up for Monday and Tuesday the following week.

Wednesday and Thursday ill be on the road for a 10-11 hour drive.

I will be back and available as of Friday but im sure there will be a slight backlog.

Im prioritising current files and will still be checking emails and actioning lender items for an hour at the start and end of each day blocked off.

My loan support will be staying on top of current files and lodgements.

And apologies for the few extra days delay during this time. We will be back at 24-48 hours to action all items by end of week.

I remember this very well. It was around the time i left a big 4 bank. They started promoting this 5 year fix at 4.99%. It was 0.50% better then any other rate the bank offered.

Everyone was worried rates were going sky high and so many clients took them up.

Now in my 5 years as being a broker ive never written a 5 year fixed loan.

Bankers were writing them like candy.

For cleints that were no where near suited for the product and even worse they were disclosing how high the break fees could get.

The break costs are huge!!!!!

Ive seen some as high as 40 to 60k.

Food for thought.

But i want a good interest rate..........Ok for 1 property not ok for building out a larger investment portfolio.........

I dont even argue or justify anymore.

This is what i say........

Ok no worries lets adjust your end goals to match that need.

So your looking at closer to 4 to 5 investment properties on better interest rates not 6 7 8 or 9.

ohhhhh but but but but but i want my cake and eat it too.

Of course everyone wants that.

But thats why most people dont own more then 6 investment properties.

Less then 22k people in Australia out of 2.2 mill investors own more then 6.

Well that lender doesnt do multiple offsets.....so you cant separate funds for each property and purpose of funds. You will have fun with the ato and your accountant if you go there.....

Or

That lenders doesnt do separate loan splits so groups together investor and owner occ funds when cash out refinances or revalue and tops up to extract equity for more buy.

Or

That lenders cash out policy sucks they never allow you to control the funds. I can see you can save 1 deposit a year but if you want more you will need revaluations and cash outs of equity to buy the next one. And if the lender doesnt allow you to control the funds you could have a myriad of problems.....

Or

Your quoting the interest rates at 80% lvr not 90% lvr interest only variable + offset

Thats why.......

Sure im happy to adjust.

But i wont act like you will get you close to the initial goal unless you use optimal lenders to get there.

Im blunt.

I dont lie.

And yes i will let you know right from the start so there is never any he said she said halfway through that i hear happens with a lot of other brokers and lenders clearly not using the right lenders.

Im an investor i dont care about rate while im in a buying ramp phase. Thats how i was able to build a 8+ property portfolio. Ill clean all of this up after i stop buying with a good refinance once under 70 or 80% lvr with another bank.

I care about the right lenders that will get me to the end goal and the max lending.

This is what i played on max volume before any of my races when i used to be a competitive middle distance runner.

Still use it this day to pump me up!

Just had my annual compliance review from loan market and passed with flying colours.

We have worked on our procedures and processes for years constantly refining them to get the right result for our clients.

Had a chat to a nice lady this morning. Very quick decisions needed to be made on a property with potentially other offers this morning and most likely i wouldnt run this deal but could help in the future projects.

Plenty of options:

1. Buy on finance clause + get a bridging loan

2. Buy on finance clause + attempt the bridging loan if it doesnt work ask for delayed 3-4 month settlement and sell 1 other of your properties then align the settlements

3. Private lending solutions i wouldnt run this deal

4. Resi probably wouldnt work in main tier or second tier due to age + rental reliance rules. But could work in the non conforming space but the time frames wouldnt hit in time to make a decision. rather tell the client this up front then chasing ghosts.

buy > hold > renovate > sell

buy > hold > renovate > rent 12 months > then sell cgt reduction

buy > hold > renovate > long term rental

Love this complex stuff!

No issues at all im in it for the long game.

Go down even further you realise:

Its not what you want.....

Its what the bank wants.....

When you realise this you start changing perspective on what you buy + where you buy + the stats on what you buy.....
