The federal government committed to building 1.2 million new homes between 2024 and 2029.

In year one of the Accord, Australia completed 174,000 homes. The target requires 240,000 a year. That's a shortfall of 66,000 in the first year alone.

KPMG forecasts new dwelling supply over 2025 and 2026 will run about 30% below what the Accord requires. At current pace, the 1.2 million target won't be met until around September 2030, fifteen months late.

Construction labour shortages, planning delays, and material costs are all contributing. The gap between what's being built and what's needed is one of the more significant structural pressures on property prices right now. πŸ—οΈ

The RBA cut rates three times through 2025, dropping the cash rate from 4.35% to 3.60%.

Then it hiked three times in the first half of 2026, taking it straight back to 4.35% by May.

On a $600,000 variable loan, that round trip was worth roughly $290 less per month going down, then $290 back up again. Households who refinanced to a fixed rate during the cuts locked in the benefit. Those who stayed variable rode the full cycle.

The RBA held at 4.35% in June 2026. Major bank forecasts range from further hikes to cuts in 2027, depending on inflation. Nobody is certain which way it goes next. πŸ’‘

Around 1 in 3 first-time property investors in Australia buy somewhere they don't live.

The approach (renting in the area you want to be in, investing in an area you can actually afford) has become a common first step onto the property ladder for people priced out of their preferred suburb.

There are real trade-offs: you build equity without the lifestyle benefits of owning your own home, and managing a tenanted property while renting yourself adds complexity. But for many buyers, it's how they got started.

The average new detached house completed in Australia was 250 square metres as of March 2024, placing us consistently among the top three globally alongside the US and Canada. For context, the average new home in the UK is around 76sqm.

At the same time, average household size has been falling for 50 years. More space, fewer people per home.

By the 2021 Census, that figure had dropped to 36%.

Four decades of structural change in who gets to own property and when. Wages, house prices, and the cost of living have all moved in different directions over that period, and the gap between renting and owning has widened considerably for younger Australians.

Whether that reverses in the next decade is one of the more interesting questions in Australian housing.

Banks assess your credit cards at their full limit, not your current balance. So a few cards you barely use can quietly carve a significant chunk off what you're able to borrow.
