This one is a perfect example of why having options matters.

My clients had their offer accepted and went straight to their existing bank for finance. Everything was tracking smoothly… until the valuation came in $100,000 under the contract price.

That one number changed everything:

❌ $13,000 in LMI added
❌ Higher interest rate (+0.45%)
❌ Deal suddenly looking a lot harder than expected

Instead of settling for that outcome, they reached out to a broker (me 👋)

I was able to source an alternative lender who assessed the property at full contract price, completely removing the LMI and avoiding the
higher rate.

Same deal. Different bank. Massive difference.
This is exactly why working with a broker isn’t just about chasing the lowest rate.
It’s about having access to multiple lenders, different policies, and different valuations.

Because sometimes the difference between a deal working or not.
comes down to who you choose to work with.

Weekly win 👇

This week I helped multiple clients lower their interest rate without changing banks.

Most people assume refinancing was the only option. Which means a new application, valuation, paperwork, the lot.

Instead, I reviewed their loans, looked at their current position, and negotiated directly with their lender.

Result?
✔️ Lower rate
✔️ Lower repayments
✔️ No discharge forms
✔️ No refinance fees

This is why regular reviews matter.
Most people don’t need a brand new loan, they just need someone checking their corner.

Happy First Home Guarantee Scheme Day!

From 1 October 2025 (today), the First Home Guarantee (part of the expanded Home Guarantee Scheme) launches with major updates to help more people enter the home ownership journey.
✨ What’s new?
• Buy your first home with just 5% deposit — no need for Lenders’ Mortgage Insurance (LMI) 🏦
• No income caps — eligibility widened for more Australians
• No limit on number of places — everyone who qualifies can apply
• Higher property price caps — so more homes are within reach
• Must be owner-occupied (not for investment) and meet other eligibility rules

📍 In my local area (Sunshine Coast/ QLD), the new price cap is now $1,000,000 in capital & regional centres, $700,000 elsewhere. If you’ve been putting off buying your first home because of deposit hurdles, this might be the opportunity you’ve been waiting for.
