Lenders assess your total available credit - not your balance. A $15,000 card limit at zero balance still reduces your borrowing capacity. Request a limit reduction or close the card entirely 30-60 days before applying.

Lenders love consistency. 90 days of regular, structured savings into one account shows financial discipline. Lump sums from gifts don't carry the same weight.

Stamp duty. The cost that catches buyers off guard more than any other. Here's the full WA breakdown. 💰

Stamp duty (officially called transfer duty in WA) is a state government tax on property transactions. It's calculated as a percentage of the purchase price - and it can run into the tens of thousands.

THE GENERAL RATE (established home, no concessions):
$500K property = approximately $17,765
$600K property = approximately $22,515
$700K property = approximately $27,265

FIRST HOME BUYER CONCESSIONS:
This is where it gets important.

Full exemption (no stamp duty) if:
→ You're a first home buyer
→ The property is valued at $500,000 or less
→ You'll live in it as your principal residence

Concessional rate if:
→ Property valued between $500,001–$700,000
→ Sliding scale applies - still saves you thousands vs full rate

These thresholds apply to the total purchase price including GST.

KEY POINT:
If you're building - your stamp duty is calculated on the LAND value only, not the finished home value. This is a significant saving and one of the hidden financial advantages of building.

WHAT IS SERVICEABILITY?
It's the assessment of whether you can afford to repay the loan.

THE KEY PART MOST PEOPLE MISS:
Lenders don't just test whether you can afford repayments at today's rate. They test whether you can afford them at your current rate PLUS an additional 3% buffer (as required by APRA).

So if your loan rate is 6.2%, they're testing your repayments at 9.2%.

This is why two people with similar incomes and similar deposits can get very different borrowing capacity outcomes.

WHAT AFFECTS YOUR SERVICEABILITY:
→ Your income (all sources assessed)
→ Your existing debts (car loans, credit cards, BNPL)
→ Your living expenses (lenders use benchmark estimates)
→ The number of dependents
→ The loan term and structure

Understanding your serviceability position is step one. And it takes 20 minutes with a broker to get a clear picture.
