Cancer has impacted too many of us, and it's time to stand up, and make a difference. This October, I'm cycling 200 km over 2 days to raise $4,000 for cancer research at the Harry Perkins Institute of Medical Research.

The Perkins Institute is dedicated to advancing cancer research and developing kinder treatments. Their annual MACA Cancer 200 Ride for the Perkins on October 12th-13th 2024, raises critical funds and awareness.

Tired of the rent-trap? Struggling to find a rental property?

Australia’s property market has never been hotter. In this article, Finance 48 list their 5 Top Tips for 1st home buyers chasing that great Australian Dream of Home Ownership

1. Get your (financial) house in order
Banks will be calling for your bank statements, so we recommend you cease any unsavory (in the bank’s eyes) spending habits. These include gambling and Buy-Now-Pay-Later lenders.

2. See a Mortgage Broker
Their expertise costs you nothing, and they have access to a lot of lenders, you may not have even considered. They do all the work, to hunt down the best deal, for you

3. Get a Pre-approved Home Loan
This puts you at the front of the pack when placing an offer, and can give you negotiating power, and buying confidence

4. Deposit is King – start saving!
Lenders will generally lend 80% of the property value, meaning you’ll need to come up with 20% + costs (stamp duty etc)
However the recent First Home Guarantee Scheme (with a limited # of spots) means you may buy with only 5% (conditions apply)

5. Do your Budget
You want to make sure you can meet the mortgage repayments, without severely compromising your lifestyle. Have a close look at your #’s, and do a household budget
