Once those pieces are clear, the decision making becomes a lot easier and a lot less emotional.

Most people think budgeting means cutting out everything fun.

But real adulting is just choosing what actually matters to you.

Maybe that means making coffee at home most days so you can enjoy a proper brunch with your friends once a month.

Maybe it's skipping a few impulse buys so you can build up your safety buffer.

Your fun-stuff spending probably takes up a bigger chunk of your budget than you realise.

The trick isn't becoming a hermit. It's simply deciding what you value most, and spending intentionally.

One thing my clients hear me say on repeat.. "just because you can, doesn't mean you should"!

Just because the bank says you can borrow a million dollars, doesn't mean you should.

Just because you can buy a 5 bed mcmansion, doesn't mean you should.

Just because you can access your equity for a holiday, doesn't mean you should.

You get my drift?

Sometimes it's obvious, and sometimes it's more subtle.

It's easy to get distracted by shiny things, or well-meaning advice from friends, family or strangers.

But at the heart of your strategy should be your goals and your values, and they are so unique to you.

Know what you want, and seek advice and guidance from a professional with experience.

After a decade of calling this place my home, I'm in the process of selling to upgrade to our dream farm.

We built to the budget we had in our 20s, and it's provided for us in more ways than one.

It was never perfect, but it was perfect for that stage of our lives.

If we'd waited to be able to afford perfect the first time, we'd be in a totally different financial position.

The scary part is, with a median house price over $1M in NSW, and average growth at 5% p.a, every year you stay out of the market can cost you more than what you can save in that time.

Having your foot in the market gives you freedom to breathe, plan ahead, and get your next step ready.

First home buyers are often the ones asking me when is the best time to buy?

And truthfully the answer has nothing to do with markets, or seasons.

It's about the opportunity cost of not being in the market already.

Waiting too long can cost you more than jumping in too early.

We're not rushing into something you're not ready for, but doing nothing comes at a cost.

Make a realistic plan, and follow through.

Future you will thank you 🙏

The question I hear all the time: When is the best time to buy?

The answer is almost always.. as soon as you comfortably can.

There is no point in trying to time the market, hang around for the right season, or wait for a "buyers' market".

Waiting longer than you have to can cost you dearly.

We're not rushing into something you're not ready for, but doing nothing has a price too.

Be realistic. Make a plan. Follow through.

Your future self will thank you.

This advice usually pops up when I'm speaking with my first home buyer clients, but it's actually great life advice for any stage.

First home buyers, second home buyers, investors..

It's too easy to get distracted by the maximums, by the possibilities, by the well-meaning advice from people that don't know your details.

When you know what your goals are, you know what your values are, you're already writing the guidebook for your life.

All we need to do is create the strategy to get you there.
