You don’t have to use a credit card for it to cost you.

When you apply for a loan, lenders look at your limit, not your balance. That means a card sitting at zero can still reduce what you can borrow.

If you have cards you don’t use, it’s worth sorting them out before you apply, not after.

How many unused cards do you have?

Comment BORROW and I’ll show you how lenders see your numbers.

$100 a week. That’s all. 👀

On a $600k loan, putting an extra $100 a week into your offset could mean $218,681 less interest over the life of the loan, and the option to clear it 7 years early.

You’re not paying more off your loan. The money stays yours and you can access it anytime. It just sits in the offset instead of a savings account, and every dollar there reduces the interest you’re charged.

Not sure if your loan has an offset, or whether it’s set up properly?

RBA raises the cash rate to 4.60%. The highest since October 2011.

The board lifted the cash rate 0.25% today, pointing to inflation coming in stronger than expected and higher global energy prices. It said it would raise further if needed to return inflation to target.

On a $600,000 loan with 25 years remaining, a rise that size adds roughly $93 a month. The figure depends on your balance, rate and term.

Lender letters usually follow within a week or two. Most are filed without a second look. A rate that was competitive two years ago may not be competitive now.

That makes this a reasonable moment to review the rate you actually pay, rather than the one in the headline.

Beccy pays off her loan 12 years faster. Be like Beccy. 🥂

Same loan. Same rate. Same $250 a week.

The only difference? Bec’s money sits in a savings account. Beccy’s sits in an offset.

$442,834 less interest... and her money is still accessible the whole way through.

I’m a Finance Broker - Most people don’t realise an open credit card can quietly cost them a house.

Lenders don’t assess what you owe. They assess what you *could* owe.

$0 balance, paid off every month, perfect history - doesn’t matter.

The bank sees the $30,000 limit, assumes you could max it tomorrow, and builds a repayment into your servicing based on that.

A $30,000 limit can cut your borrowing power by up to $140,000.

The fix is usually simple: reduce the limit or close the card before you apply.

Need a loan? I don’t care about your $9 matcha.

Everyone thinks their coffee habit is why they got knocked back. It’s not. The little spending makes far less difference than you think.

Here’s what I actually look at:

Your income - is it consistent? How long have you been earning it, and is it likely to keep coming in?

Your debts - car loans, credit card limits (even the ones sitting at zero), Afterpay, personal loans. That’s what eats your borrowing capacity.

Cut back on the matcha if you want. But if you’ve got a $45k car loan and three cards you never closed, that’s the conversation we need to have.

DM me if you want to know what you can actually borrow.

Three of the big four banks changed their rate call in 48 hours 👇

Inflation eased to 3.5% this week. Everyone relaxed.

But the number the RBA actually watches has been stuck at 3.6% for three months. It didn’t go up... it just stopped going down. That’s what spooked them.

NAB now says a rise on 29 September. ANZ and CBA say November. Westpac says it won’t happen at all.

Same data. Three different answers. Anyone who tells you they know is guessing.

Comment RATES and I’ll run the numbers on your loan.

5.07% lower than her own bank. Same person, same debts.

Her bank’s personal loan offer was her starting point, not her best option - a broker compares a panel of lenders, and almost nobody thinks to ask us about personal loans.

Why use a broker? The honest version.

One conversation shows you options across a wide panel of lenders... assessed for your situation, not squeezed into one bank’s rules.

Brokers are legally bound by a Best Interests Duty, we run the whole process so you don’t have to, and we stay with you long after settlement.

The part most people don’t know: for most loans our service comes at no cost to you. We’re paid by the lender when your loan settles, and if a deal is unusually complex, any fee is agreed upfront in writing before anything starts.

And when you need a solicitor, accountant, financial adviser or building-and-pest inspector, we’ll connect you with professionals we trust.

One broker, for the whole journey. Link in bio to start the conversation.
