When the numbers said no - and we found another way.

He’d been running his own business for just over a year.

Good income, growing fast - but when it comes to finance, lenders want history. One year of self-employed financials is enough to work with, but you need to know where to take it.

His wife was PAYG, stable, straightforward on paper. Together they wanted to stop renting and buy a proper family home. They also had an investment property they’d held for a few years - equity sitting there, not doing much.

The challenge wasn’t the desire or even the income. It was how everything looked when you put it in front of a lender. Self-employed income assessed one way. Existing investment debt sitting in the wrong structure. Borrowing capacity that looked tight before we’d even started.

So we stepped back.

Looked at the full picture - not just what they wanted to borrow, but how the existing loans were sitting, which lender would read their income fairly, and how to release equity from the investment property without creating a new problem somewhere else.

The restructure changed the numbers. The right lender changed the outcome.

They bought their home.

This is the part of the job I find most interesting - not the straightforward applications, but the ones that need a bit of thought. The ones where the answer isn’t obvious until you actually look.
