Whenever someone tells us:

“But I was told…”

We get curious.

Who told you? What was it based on? Did they have the full picture — your finances, your plans, and what you want to do beyond this purchase?

Because those details can change the conversation entirely.

We’re not interested in giving you the quickest answer or simply telling you what you want to hear. We want to know whether the advice actually stacks up when we put your numbers, lender policy and longer-term plans behind it.

Sometimes it does.

Sometimes, we find there’s a better way to approach it.

ONE NUMBER DOESN'T DECIDE THE NEXT RATE MOVE — BUT THIS ONE MATTERS

Australia's unemployment rate has reached 4.5%.

Why are we watching it?

Because monetary policy isn't determined by one headline number.

The RBA is looking at the broader picture — including inflation, employment, wages, consumer demand and how much capacity remains in the economy. Its latest assessment says labour-market conditions have eased, while inflation remains elevated.

So this isn't a “rates definitely won't rise again” moment.

It's another important piece of the puzzle.

And for mortgage holders? It's one worth watching.

Last time, we said the best time to speak to a mortgage broker is before you think you need one.

So naturally, the next question is…Do you actually need one at all?

Technically? No.

You can absolutely approach lenders yourself.

Just like you can cut your own fringe, diagnose the weird noise your car is making via Google, or assemble IKEA furniture without reading the instructions.

Sometimes it works beautifully. Sometimes you end up thinking, “Right. Should've called someone.”

When the decision is this big, having someone who understands the landscape, asks the questions you might not know to ask, and helps you look beyond the obvious can be pretty valuable.

Do your research. Ask questions.

But don't feel like you have to figure everything out alone.

YOU DON’T NEED TO BE “READY” TO HAVE THE CONVERSATION

Actually, that’s kind of the point.

Some of the most valuable conversations happen when buying a property is still just a “maybe one day” thought.

No contract signed. No dream house bookmarked. No Saturday inspections taking over your life. 😂

Just a chance to understand where you stand, what might need some work, and what your next move could look like.

Because there’s a big difference between:

"I think I’m not ready.” and “I know exactly what I need to do to get ready."

One leaves you guessing. The other gives you a plan. And no, talking to a broker doesn’t mean you need to buy a house next Tuesday. 😅

Sometimes the best outcome of the conversation is simply, “Not yet. Here’s what we’ll work on first.

That’s still progress.
