Welcome to the re-brand!

Loan Hustle & Highland Mortgages have made the decision to merge, and rebrand together as Solvi Broker Co.

We both started our businesses not hating, but not adoring our names and Brand.
We have always collaborated and assisted each other in the background with our business issues, from workshopping deals to laughing our way through fixing tech issues for which we are severely underqualified.

Naturally it made sense to merge — bringing a collaborative approach and added support for each of our clients under a Brand we genuinely love and want to grow.

So welcome to Tenae & Sam at SBC!

We’ve got some exciting news to share very soon… but in the meantime, a quick heads-up so no one is caught off guard

There’s no intruder in your followers — it’s just Loan Hustle getting a fresh new look, re-branding as Solvi Broker Co.

Same Tenae, same business, same level of care — just a name change & some exciting things to come with this which will be announced in the coming weeks!

Client Profile 👇 (real-world lending isn’t always straightforward)

A client recently separated and is selling their Owner Occupied Home, with plans to buy again as soon as the sale exchanges. Timing for this deal is critical, so preparing and finding a solution before selling, and having Pre Approval in place at the right time matters!

They have only been in their new PAYG role for 3 months, after being part time self-employed for over 5 years — which can make lenders more restrictive, if you don't have the correct notes and background information to use short term Employment.

To make the numbers work, we needed to use the overtime and allowances… and here’s where lender knowledge really matters.

🔍 Reality check:
Only 4 banks would consider this scenario with 3 months overtime and allowances
Out of those, 1 lender’s assessment method for overtime & allowances unlocked an extra $50,000 in borrowing power.

That additional $50k makes a BIG difference as my client is competing to purchase in the price range under the Scheme price cap, which is a hot market (refer to last post to understand why being under the scheme price cap matters).

💡 The takeaways:
Not all lenders assess income the same way.
Not all lenders accept the same minimum employment timeframes.
The notes and background for short term employment make a big difference.
The right strategy can completely change the outcome.

This is why structure, timing and lender selection matter just as much as rates.

January Housing Market Update 🏡

Property values continued to trend upward in the back end of 2025, with stronger growth seen in homes priced under the scheme cap.

📈 Quarterly highlights:
• Homes under the scheme cap increased by 3.6%
• Homes above the scheme cap increased by 2.4%

This reinforces that competition remains strongest in the more affordable segments of the market.

If you’re buying, selling, or reviewing your position this year, understanding the market you are in can make a big difference to your strategy.
