Buying a home is a big deal, and it’s normal to have a lot of questions. Some people worry theirs are too small or too obvious.

They’re not. We’d much rather you ask than lie awake wondering.

Whether it’s your first conversation or your fifth, we’ll always take the time to explain things properly and make sure you feel comfortable before moving forward.

Reviews like this make our day. 💙

For first home buyers, the whole process can feel daunting. Eva and her husband were recommended to Nik by family as they started their home ownership journey, and she said he answered every question and put them at ease.

Thank you, Eva. We’re so glad we could help you and your husband, and thank you to your family for the recommendation. 🙏

Fixed vs variable: what’s the difference? 👇

With a fixed rate, your interest rate is locked in for a set period, such as 1 to 5 years. Your repayments stay the same during that time, which can make budgeting more predictable. Extra repayments are usually capped, offset accounts are often unavailable, and there may be a cost if you break the loan early.

With a variable rate, your rate can move up or down over time, so your repayments can change. Variable loans typically offer more flexibility, such as offset accounts and extra repayments.

Neither is automatically better. It can come down to your budget, your plans for the next few years, and how comfortable you are with repayments that can change.

Some borrowers also choose to split their loan between the two. That’s a conversation for another post.

Heading to an auction soon? A few things are worth sorting before the day. 👇

Auctions move fast, and a winning bid is unconditional. There's no cooling-off period and no finance clause, so the groundwork needs to happen beforehand.

We've put together five common auction day mistakes and how to avoid them, covering finance, the deposit, the contract, your limit and the valuation.

This is where working with a broker helps. We're always happy to go through it with you, well before the day.

Three things worth doing after this week's rate rise. 👇

Checked.
Lenders don't always pass on the full increase the same way, and they don't always treat existing customers the same as new ones. Worth knowing your actual rate, not just assuming.

Compared.
See what else is out there, and don't rule out asking your current lender to reprice you first. It won't always work, but it costs nothing to ask, and sometimes it's enough.

Calculated.
Run the numbers on what this actually adds to your repayment. A clear number is a lot less stressful than an unclear one.

DM us anytime if you'd like a hand with any of it.

4.60%. That's the cash rate as of yesterday, the highest it's been since 2011. 📢

Four hikes this year alone have added a full percentage point since January, and the RBA has said it's prepared to go further if inflation doesn't ease, largely due to global cost pressures tied to the conflict in the Middle East.

Here's the part worth sitting with. If your loan was set up a few years ago, the conditions you borrowed under look very different to the ones you're repaying under now. Rate, structure, even the lender itself may no longer be the best fit for where things stand today.

We're not saying that to create alarm. We're saying it because most people don't find out until someone actually looks.

If you'd like an honest read on your situation, we're here for that conversation.

It's easy to assume your insurance is sorted. 👇

Most of us set it up once, then life gets busy. It tends to sit in the background until the day it matters.

A quick check now beats finding out later. It's worth asking yourself:

Do you know what you're covered for?
Is the amount still right for where you are now?
Is your partner covered too?
Would your family be okay if your income stopped?

If you're not sure about any of those, that's a good reason to have a look. You don't need to have the answers today, just to ask the questions.

We're a mortgage broker, so we're not the ones to advise on what cover suits you. But if you'd like to speak with someone who can, we're happy to point you toward the right people.

Reach out anytime.

When did you last review your home loan? 👇

If you had to stop and think about it, that's usually a sign it's worth revisiting.

Lending conditions change, rates move, and equity builds over time. A loan that made sense a few years ago isn't always the one working hardest for you today, and most people don't realise anything's changed until someone actually looks.

A review doesn't mean you have to switch anything. It just means knowing exactly where you stand.
