Some financial habits seem harmless because they’re so common but over time, they can make it harder to achieve bigger goals like buying a home.

From financing holidays on credit cards to upgrading your car more often than necessary, small decisions can have a bigger impact on your borrowing power than you might think.

The good news? You don’t need to be perfect. Understanding how lenders view your finances is often the first step towards reaching your property goals.

Which one do you agree with most? 👇🏡

🏡 What does a $1 million mortgage actually cost each week?

The answer might surprise you.

💰 $600,000 loan = ~$878/week
💰 $700,000 loan = ~$1,024/week
💰 $800,000 loan = ~$1,170/week
💰 $900,000 loan = ~$1,317/week
💰 $1,000,000 loan = ~$1,463/week

Most people focus on the purchase price.

But the real question is: Can the repayments fit comfortably within your budget?

Knowing your borrowing power is one thing. Understanding the ongoing cost is what helps you buy with confidence.

Thinking about buying in 2026? Let’s work out what your numbers could look like.

YOUR HOME IS MORE THAN SOMEWHERE YOU LIVE. 🏡

For most people, it’s their biggest asset.

But too often we look at it purely as:

“Where we live.”

Not:

“What could this asset help us create?”

More space.
A better renovation.
An upgraded home.
An investment property.
A different lifestyle.
More financial options.

And sometimes the answer isn’t move.

Sometimes it’s transform what you already own.

The important part is not jumping straight to:

“How much can I borrow?”

It’s starting with:

“What are we trying to create?”

Then looking at the property, equity, income, existing debt and lending options to work out the smartest path forward.

That’s the part I love about what I do.

Creating finance to help people create the life they actually want.

If you’re sitting there thinking “our house just isn’t working for us anymore”, don’t automatically assume you need to sell.

There may be another option. DM to know more.

You’re earning more. Your house is worth more. But somehow… you’re still not getting ahead as quickly as you should.

Sound familiar?

This is why I don’t believe a finance review should simply be:

“What’s the cheapest rate I can get?”

That’s only one piece of the puzzle.

I want to know:

Is your debt structured properly?
Are you paying more interest than you need to?
Is your cashflow being eaten up by repayments?
Are you using your offset effectively?
Has your equity changed?
Have your goals changed?
And is your current lending actually helping you get there?

Because the loan that was right for you 5 years ago might be completely wrong for you today.

And sometimes the answer isn’t even refinancing.

It might be a restructure.
A rate review.
Consolidating debt.
Releasing equity.
Changing how facilities are used.

Or sometimes… doing nothing is the right answer.

The point is to know.

Your money should be working as hard as you are.

DM now if it’s time to find out whether your lending is still working for you.

Most people think the goal is getting approved for a loan.

I don’t.

I think the goal is creating more freedom.

This week’s client win wasn’t about borrowing more money. It was about restructuring what they already had so their money started working for them instead of against them.

They were earning good incomes, had equity in their home, and were doing all the “right” things.

But they had no clear finance strategy.

By refinancing, consolidating debt, and using equity strategically, we freed up around $1,850 per month and gave them a plan for the next stage of their wealth journey.

That’s the difference between a transaction and a strategy.

The biggest financial wins often look boring from the outside.

Better cash flow.

Lower repayments.

A buffer.

A plan.

But those are the things that create options.

And options are what create freedom.

Finance should create options, not pressure.

This is a client scenario based on real situations I see regularly, with details adjusted for privacy.

Business owners, sometimes using finance instead of your cash is actually the smarter move.”

“I know that sounds backwards.

Because we’re all taught that if you’ve got the cash, pay cash.

But let’s say your business has $100,000 sitting in the bank and you need an $80,000 piece of equipment.

You could just hand over the $80k.

But then you’ve got $20k left.

What happens when the next opportunity comes along?

Or you’ve got a quiet month?

Or the ute needs replacing?

Or you’ve got tax to pay?

Sometimes keeping your cash working as your safety net and using appropriate finance for the asset can actually give the business more flexibility.

I’m not saying finance is always better than cash.

I’m saying don’t automatically assume cash is better.

Look at the bigger picture.

What are you trying to achieve?

What does your cash flow look like?

What’s the opportunity cost of tying up your cash?

And what finance options are actually available to you?

Because running a business is hard enough.

Your finance should help you grow — not slow you down.”

If you’re self-employed and you’ve got a finance decision coming up, don’t just ask ‘Can I get finance?’ Ask ‘What’s the smartest way to structure it?’

That is very much your lane.
