He's run this service station since the 80s. The bank wouldn't fund the repairs without financials. We did it with 12 months of BAS. ⛽
Our client has owned a petrol station in Whyalla, SA for over 40 years. When he was ready to retire, he leased it out.
The new tenants ran the business into the ground. So he took it back and got stuck in, but he needed about $100k cash to:
🔧 Make repairs
📦 Buy stock
👤 Pay an employee
His rate with Bank Australia was already decent at 6.98%. We only trimmed it to 6.8%. The rate wasn't the point. Access to cash was.
The catch: he had no up-to-date financials or tax returns, which is common when you've just taken a business back over. All three properties were in his personal name, so the "easy refinance" no-financials pathway wasn't available either.
What we did instead: we used 12 months of BAS and no financials or tax returns.
📍 The result: $1,436,000 across 3 loans, now with one lender
✅ Commercial loan: 6.8% (down from 6.98%), including the $100k cash out
✅ Home loan: 6.19% (down from 6.54%)
✅ Investment loan: 6.29% (down from 6.69%)
✅ Three loans across different lenders became one lender
✅ $100,000 cash in hand to get the business back on its feet
One lender, one set of statements, lower rates across the board, and the working capital he needed.
💡 Is this you?
You might be a business owner or investor with:
Loans scattered across two or three lenders
A need for cash out but no recent financials
Properties in your personal name
A "no" from the bank because the paperwork doesn't fit the box
Your BAS might be all you need. If you own commercial property, it's worth having your loans checked.
