RBA Holds Rates… So What’s Your Reaction?

👍 Like – “I’ll take a month without a repayment increase.”

❤️ Love – “Finally some stability. I’ll happily take that.”

😮 Wow – “I was expecting something different.”

😢 Sad – “Still waiting for rates to come down.”

😡 Angry – “My repayments are still too high.”

Today’s decision leaves the cash rate unchanged, with the RBA taking a cautious approach as inflation continues to ease.

For borrowers, it means no immediate change to variable home loan repayments. For buyers, it provides a little more certainty while planning their next move.

One thing worth remembering: the RBA is only one piece of the puzzle. Your lender, loan structure, interest rate, fees and features can all have a bigger impact on your day-to-day finances than a single RBA announcement.

Which reaction best matches how you’re feeling about today’s decision?

Self-employed? Read this before you lodge your tax return. 🧾

Here’s the thing.

Your accountant’s job is to minimise tax.
Our job is to maximise your borrowing capacity.

Sometimes those two goals don’t always work together, and what looks great from a tax perspective can reduce your borrowing power when it’s time to apply for finance.

That’s why we encourage self-employed clients to have the conversation before finalising their tax return.

A little planning now can make a huge difference later.

We regularly work alongside accountants to help clients balance smart tax planning with future lending goals, whether that’s:
• buying a home
• refinancing
• investing
• upgrading equipment
• improving business cash flow

If finance might be on your radar this year, let’s chat before EOFY.

A couple of months ago, after the whirlwind of new branding, a new website, software changes and all the moving parts that come with growing a business, I realised I needed to switch off for a minute.

So we escaped to a little BnB at Toms Creek, west of Macksville.

No phone service.
No TV.
Just peace, quiet and a reminder that sometimes the best thing you can do is pause.

Running a business means there’s always something to do, another email, another deadline, another thing to think about. But stepping away, even briefly, gave me the chance to reset and come back clearer, calmer and ready for what’s next.

Sometimes slowing down is actually the productive thing 🤍

If you’re feeling a little overloaded lately, consider this your reminder to unplug for a weekend.

And yes… there was WiFi, but I tried to behave

Pre-qualified vs pre-approved. They’re not the same thing.

One of the biggest misconceptions in lending is that everyone needs a pre-approval before they start looking at properties.

Sometimes you do. Often, you don’t.
The reality? Not every buyer needs a pre-approval.

If you’re buying a standard property, have a straightforward situation and understand your budget, a thorough pre-qualification may be all you need before you start looking.

On the other hand, if your situation is more complex, you’re buying at auction, using a government scheme, have unusual income, or simply want the certainty of lender assessment upfront, a pre-approval can be a valuable next step.

The important thing isn’t whether you have a pre-approval.

It’s whether you’ve done enough work upfront to understand:

✔ What you can afford
✔ Which lenders may suit your situation
✔ Any potential hurdles before you find the right property

Because falling in love with a property before knowing whether finance is achievable can be an expensive mistake.

Before you start searching, make sure you’re at least pre-qualified.

Buying a home or navigating finance shouldn’t feel confusing, overwhelming, or like you’re doing it alone.

It should feel supported.
It should feel personalised.
It should feel like someone genuinely has your back through every step.

That’s exactly what we aim to do here at Sherrard + CO.
Tailored support, genuine care, honest guidance, and helping you understand the process, not just get the loan.

Thank you so much, Sam, for trusting us to be part of your journey and for such kind words.

If you’re looking for a mortgage broker who takes the time to understand your goals, explain the process clearly, and support you from start to finish, we’d love to help.

One thing we’ve learned over the years is that the right team can make all the difference.

That’s why we recommend Bailey & Co. Property. They share many of the same values we do - integrity, honesty, genuine care, and a commitment to putting clients first.

Whether you’re looking for a residential property, acreage, or a lifestyle block, having both a buyers agent and a broker involved early can be incredibly valuable. Larger and rural properties often come with lending restrictions that many buyers aren’t aware of until they’re already emotionally invested in a property.

By working together, we can help identify potential hurdles early and improve your chances of finding both the right property and the right lender.

If you’re considering a property purchase and would like an introduction, feel free to reach out.

Tailored support. Genuine care.

Alright… I jumped on the bandwagon 😅

Everyone seems to be asking ChatGPT for their “unhinged bio”, so naturally I had to see how well it actually knew me.

Safe to say… this feels a little *too* accurate 😂

Apparently I’m supposed to have a “professional bio”, but after years in finance I think this is probably more accurate…

UNHINGED BIO: Finance broker. Professional problem solver. Part-time therapist for people traumatised by bank hold music.

I read lender policy documents for fun and argue with banks recreationally while helping Australians buy homes through comparison rates, living expense benchmarks and endless rounds of “computer says no.”

I can explain offset accounts better than most banks and fight for loan approvals like it’s a hostage negotiation. I’m emotionally attached to reducing repayments, mildly fuelled by persistence and serviceability calculators, and apparently incapable of accepting “declined” without finding another pathway.

Small business supporter. Rate review menace. Human stress ball during settlement week.

Your bank’s worst nightmare?
A broker who actually reads the policy.

I turn “the bank declined us” into “conditional approval attached” and spend most of my days professionally translating bank nonsense into actual English.

Honestly, being a finance broker is really just solving complex puzzles while trying to keep everyone calm before settlement day.

Last weekend I combined two of the skills I’m probably worst at… art and networking 🎨

I went along to a business networking paint & sip where the instructions started with:
“Paint the colour of the aura of your business.”

Then escalated to:
“What does your business feel like at 2am?”

Things unraveled pretty quickly from there.

Somehow I ended up being awarded *“Most Chaotic Painting”* which honestly feels pretty on point at times 🤣

But in all seriousness, it was such a fun night connecting with other local businesses, having a laugh, and attempting to get creative for a change.

Thanks The Witchy Nook and Hastings Business Women's Network for having me and Auroma Naturals for keeping me company.

POV: The budget changes dropped and suddenly every investment strategy needs revisiting 😅

Just casually over here trying to restructure scenarios at record speed while lenders update policies… eventually.

Fast typing.
Multiple calculators open.
Questioning everything.
Surviving mostly on caffeine and determination ☕️🫠

In all seriousness though, it’s been a big shift for a lot of investors, which means now more than ever, strategy matters.

If you are unsure where these changes leave you book a chat today 💻 https://sherrard.finance/book-now
