True Story Tuesday: The message began with two words...

“𝗛𝗲𝘆 𝗺𝘂𝗺.”

The sender said they were her daughter. Their phone was damaged. They had a new number. A bill was due urgently.

The messages sounded familiar. They called her “mum”. They used hearts. They promised to repay her.

So she sent 𝗮𝗹𝗹 $𝟭,𝟯𝟬𝟬 𝘀𝗵𝗲 𝗵𝗮𝗱.

That amount might not sound life-changing to everyone.

𝗕𝘂𝘁 𝗶𝘁 𝘄𝗮𝘀 𝗲𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴 𝘀𝗵𝗲 𝗵𝗮𝗱.

I can’t identify the person this happened to - but I can tell you that she is intelligent, caring and not someone who thought she would ever fall for a scam.

That’s what scammers exploit: not stupidity, but 𝗹𝗼𝘃𝗲, 𝘁𝗿𝘂𝘀𝘁 𝗮𝗻𝗱 𝘂𝗿𝗴𝗲𝗻𝗰𝘆.

If you receive a message like this:
🛑 𝗦𝗧𝗢𝗣 — Don’t send money or continue the conversation.
🤔 𝗧𝗛𝗜𝗡𝗞 — A familiar tone isn’t proof of identity.
🛡️ 𝗣𝗥𝗢𝗧𝗘𝗖𝗧 — Call your loved one using the number already saved in your phone.

Ask something only they would know.

Please talk to your family today. Agree on a safe word or a simple verification question.

Wonderful result for a community band ❤️

Those who’ve been following me for a while will know I’m a big supporter of the Port Macquarie Hastings Municipal Band Inc and one of its players. 💚🎶

Today we’re competing at the 2026 NSW State Band Championships, the same competition where our little regional band came second last year.

We’ve been preparing for today for months, including plenty of full-day and even full-weekend rehearsals.

One of the things I love most about playing in a band is what you learn from being one part of something much bigger. Your individual part matters, but you also learn to listen to the people around you, adjust to what’s happening, know when your part needs to be heard and when it needs to sit underneath someone else’s. It only works when everyone contributes to the whole, and every person up there is a member of our community volunteering their time to make that happen.

There are moments when we’re playing, particularly when we nail a section we’ve worked really hard on, that I’m just so proud of us and what we’ve created together that I have to hold back the happy tears and keep playing. 🥹

Home loan applications have fallen since the Federal Budget, and we’re already seeing lenders sharpen rates to attract new customers.

If competition heats up further, there could be some very good refinance opportunities.

So my suggestion? 𝙂𝙚𝙩 𝙮𝙤𝙪𝙧 𝙣𝙪𝙢𝙗𝙚𝙧𝙨 𝙞𝙣 𝙢𝙮 𝙝𝙚𝙖𝙙 𝙣𝙤𝙬.

We can look at your current loan, rate, repayments and circumstances now and work out what sort of saving would actually make refinancing worthwhile for you.

Then, if lenders start fighting harder for new business, I’m not starting from scratch. I already know your numbers and what we’re looking for.

And there’s another practical reason to get organised early.

I’m a solo broker. There are only so many clients I can look after at one time. If a genuine refinance rate war kicks off, I want your numbers already in my head. That way, when I see a lender come out with something sharp, I already know which of my clients it could make a real difference for.

Happy National Finance Brokers Day! 💚

There are late nights, lender policy rabbit holes, the ongoing screenshot versus PDF stand-off, deals that need to be pulled apart and put back together, banks that change their minds after you've done all the work, and enough compliance to make you question your life choices. 😂

But then there are the approvals, the phone calls with good news, the clients getting their keys, the refinances that make a genuine difference, and the tricky deals you finally find a way through.

That's the part that keeps me going.

🏡 A unique studio-style home on more than 10 hectares. It ticked the boxes for her… but unfortunately, not for the bank.

She’d approached them directly and was sent from no, to maybe, to we’ll review it again… only to eventually be declined because of the property itself.

By the time she was referred to me, things had become even more stressful.

Other buyers wanted it too.
A bidding war pushed the price up another $20,000.
And then came the kicker…

The vendor would accept all four offers. Whoever exchanged contracts FIRST got the property. 😳

At that point, finding a lender willing to finance the property wasn’t enough. I needed one that understood the scenario and could move quickly.

I found the right lender, made sure the assessor and valuer understood exactly how time-sensitive this was, and worked closely with the conveyancers to keep everything moving.

And move it did.

✨ Conditional approval within HOURS.
✨ Unconditional approval just 24 hours later.
✨ Contract exchanged first.

She got the property. 🥹

Settlement was this week, and she now has the space for her animals and the lifestyle she’d almost given up on.

These are the ones that mean a lot to me.

Because sometimes a bank saying “no” doesn’t necessarily mean your dream is over.

Different lenders have different policies, appetites and ways of assessing properties. Sometimes you just need someone who knows where to look, who to speak to and how to get things moving when the clock is ticking.

**RATES ON HOLD | CASH RATE REMAINS AT 4.35%**

A little breathing room for borrowers today, with the RBA leaving the cash rate unchanged at 4.35%.

After three rate increases already this year, the RBA is giving those increases time to work through the economy - and there are signs they’re starting to have an impact.

Consumer spending growth is slowing, the labour market has eased and momentum in the housing market has shifted.

But there’s one line in today’s RBA statement that really sums up where we are:

“The economy appears to be slowing as expected. But inflation is still too high.”

That’s why today’s hold shouldn’t necessarily be read as a sign that rate increases are behind us.

The RBA expects inflation to remain high for some time and has made it clear that another increase is still possible if inflationary pressures pick up.

So what does that mean if you have a loan?

A cash rate hold doesn't mean your current loan is automatically competitive.

If your interest rate has crept up, your circumstances have changed, or you simply haven't reviewed your lending for a while, this can be a good time to check where you stand - without assuming that refinancing is necessarily the answer.

Sometimes there’s a better option available. Sometimes your existing loan still stacks up. The important part is knowing.
