This $665K Wauchope Property Could Almost Pay For Itself.

A 4-bedroom home with a granny flat sold for $665,000, and based on current rental estimates, it could generate close to $900–$1,000 per week in rental income.

Even better, there's still plenty of opportunity to add value with renovations. A new kitchen, bathrooms and flooring could significantly improve the property's appeal over time.

Would I buy something like this?

Absolutely.

Would I buy in Wauchope?

Absolutely. In fact, I already have, and I'd do it again.

As Port Macquarie becomes more expensive, I believe Wauchope will continue to attract buyers looking for affordability and long-term growth potential.

One thing I always tell first home buyers is this: your first property doesn't have to be your forever home. Think of it as your stepping stone. Build some equity, create options, and let your first purchase help you get to the next one.

With a median house price of around $600,000, getting into the market is still achievable for many buyers.

We tried The Sicilian Restaurant in Forster... and was it a treat 😋🇮🇹

Corey had the Salt & Pepper Squid, Ben had the Margherita Pizza with a pineapple juice, and Raph had the Garlic Prawns. Safe to say we all gave the food top scores for both taste and quality. Mo also provided exceptional service and made us feel very welcome.

The Sicilian is a wonderful place to take the family, catch up with friends, or enjoy a nice meal by the water. There are plenty of food and drink options, and you can choose to sit inside or outside while enjoying beautiful views of the river.

Located right in the heart of Forster, it's the perfect spot to grab a meal before taking a stroll along the waterfront or exploring the shops on Wharf Street.

Back in 2018/2019, a property in Forster-Tuncurry was available for around $405,000.

Many people thought paying more than $400,000 was outrageous.

Fast forward a few years and that same property was selling in the $860,000–$900,000 range.

The interesting part? It wasn't just the capital growth. There appeared to be potential dual occupancy opportunities that could have increased rental income and overall returns.

It's a reminder that in property, today's "expensive" often looks very different in hindsight.

We are big believers in moving back with your parents 🫣. Hear us out!

Yes it would be tough to do if you have children, but for those couples out there where it's just you two.. it may be worth a shot. It may be uncomfortable for some time, but see if you can both agree on a goal. Let's say stick to it for 12 months, and then decide where to go from there.

The average weekly rent in Australia is about $650! If we calculate that per year, you're looking at $33,800.. that's a huge chunk out of your home deposit if that is truly a goal of yours.

Parents, how can you help your children get ahead? Adults, how can you minimise your weekly spending to get into your own place?

Once you've sorted out your first property, you can move in and potentially rent it out after 12 months of living there. Not financial advice, but you get the point.
