One thing many people do not realise is that we are incredibly selective about the properties we present to our clients.

Just because a property is available does not mean it is suitable.

We spend a significant amount of time reviewing listings, speaking with agents, analysing opportunities and undertaking preliminary due diligence before a property even makes it onto a client's shortlist.

Our clients trust us to filter out the noise and focus on the opportunities that genuinely align with their goals, budget and risk profile.

Over the years, local agents have come to understand this. They know that when we enquire about a property, we have done our homework. They also know that if we raise concerns or decide a property is not suitable for a client, there is a genuine reason behind that decision.

The relationships we have built with agents are based on mutual respect and professionalism.

Agents respect that we are thorough and that we always act in our clients' best interests.

We respect the role agents play in representing their sellers.

At the end of the day, everyone has a job to do. Ours is making sure our clients make informed decisions and purchase the right property, not just any property.

Being selective is not about making the process harder.

It is about getting it right.

Big Changes Coming to Property Transactions from 1 July 2026

From 1 July 2026, Australia's new Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) obligations will apply to real estate professionals, including buyers agents.

What does this mean for buyers and sellers?

In short, you can expect more identification checks and requests for information throughout the property purchasing process.

Just as banks have required identification and verification for many years, real estate professionals will now be required to undertake similar checks to verify a client's identity and better understand the source of funds being used in a transaction.

You may be asked to provide:

✔ Identification documents
✔ Information about who is purchasing the property
✔ Details regarding the source of funds
✔ Information about trusts, companies or other entities involved in the purchase

While this may feel like additional paperwork, the purpose is to help protect Australia's property market from money laundering, fraud and other financial crimes.

At Precision Property Buyers Agency, we have been preparing for these changes and undertaking additional training to ensure we continue providing professional and compliant services to our clients.

If you are considering purchasing property after 1 July, it is worth being prepared for a few extra steps in the process. The earlier your documentation is organised, the smoother your property journey is likely to be.

These changes apply across the industry and are not unique to any one business. They represent a significant shift in how property transactions will be conducted throughout Australia.

If you have questions about how the new AML/CTF requirements may affect your next property purchase, feel free to reach out.

Buyers often notice the kitchen.

We notice the roof.

Buyers notice the renovated bathroom.

We notice the cracking in the walls.

Buyers notice the fresh paint.

We notice what might be hiding underneath it.

Buyers notice the pool.

We notice the retaining walls, drainage and safety compliance.

Neither perspective is wrong.

The difference is that buyers are often looking at how they will live in the property, while we are looking at the risks, opportunities and long-term implications of the purchase.

That is why independent advice matters.

Sometimes the most important parts of a property are not the ones that make it into the marketing photos.

One of the highlights of the year for the buyers agent profession.

The REBAA Conference brings together buyers agents from across Australia to learn, collaborate, share experiences and continue raising professional standards within our industry.

As Queensland State Representative for REBAA, I have seen firsthand the value that comes from connecting with other experienced buyers agents, learning from industry leaders and staying at the forefront of changes affecting our profession.

Whether you are an established buyers agent or relatively new to the industry, conferences like this provide invaluable opportunities to build relationships, gain knowledge and strengthen the way we serve our clients.

I look forward to catching up with many familiar faces and meeting new members of our growing profession.

If you have been considering attending, I would encourage you to take a closer look at what is on offer.

Good news! 😎

We've extended our Early Bird deadline! 🐦

Tickets are selling fast, but we want to make sure that everyone who'd like to come to the REBAA conference can do so at the cheapest possible price.

So, we've extended our deadline for Early Bird ticket sales until 15 June! 🎉

Gather your team, and book your spots: https://rebaa.com.au/national-conference/

Another fantastic result for a client, and this one proves that you do not need to be local to purchase the right property.

Being interstate can make attending inspections, auctions and negotiations incredibly difficult. Having someone on the ground to represent your interests can remove the stress, uncertainty and pressure from the process.

In this case, our client engaged us for auction bidding assistance and trusted us to represent them on auction day. Not only were we able to provide support and guidance throughout the process, but we also secured the property successfully.

The best part? The positive feedback was not just about the result. It was about the communication, responsiveness and confidence they felt throughout the journey.

Thank you for trusting Precision Property Buyers Agency to stand in your corner.

If you are interstate, time-poor, or simply do not want to tackle an auction alone, we are here to help.

It was great to spend some time today.

Events like this are incredibly important for our rural communities, local businesses and the agricultural sector that plays such a significant role in our region and the Queensland economy.

FarmFest brings together farmers, contractors, suppliers, service providers and industry professionals from across the state, creating an opportunity to learn, connect and support the businesses that keep our regional communities thriving.

As someone who regularly assists clients purchasing rural, acreage and lifestyle properties, it is always valuable to stay connected to the people, industries and businesses that make these areas such great places to live and work.

Of course, no trip to FarmFest would be complete without stopping by stand to give the team a bit of stick and see what they have on display 😆
There was plenty to see, great conversations to be had, and it was fantastic to see such strong support for regional Queensland.

Events like these help showcase the strength, resilience and innovation of our rural communities.

Everyone seems to be looking for the next "hotspot" suburb.

The reality is that successful property investing isn't about finding the suburb everyone is talking about today. It's about understanding the fundamentals that drive long-term growth.

Recently I saw a report that flagged hundreds of Australian suburbs as "No-Go Zones" based on factors such as socio-economic rankings, public housing concentrations and historical performance.

While data is important, I believe it only tells part of the story.

Some of the strongest-performing suburbs over the past decade would have been overlooked if investors relied solely on broad statistics or postcode-level assumptions.

When assessing an investment property, I am looking at far more than a single metric:

✔ Owner-occupier demand
✔ Population growth
✔ Infrastructure investment
✔ Employment opportunities
✔ Supply and demand balance
✔ Future development potential
✔ Land content and scarcity
✔ Affordability relative to surrounding markets

A suburb is not automatically a poor investment because it has a lower socio-economic ranking, just as a suburb is not automatically a great investment because it scores highly on a report.

Adding another layer to the discussion are the Federal Government's proposed changes to property taxation. While these changes are not yet legislated and may change before implementation, they have certainly sparked debate within the property industry.

If introduced in their current form, selecting the right asset and location could become even more important, as investors would need to consider not only growth potential but also the long-term tax implications of their investment decisions.

Property investing is about strategy, research and understanding the bigger picture.

The best opportunities are often found where others aren't looking.

What are your thoughts? Are investors placing too much emphasis on broad data sets and not enough on local market knowledge and fundamentals?

Investing in property is a major financial decision and having the right team beside you can make a significant difference to both the experience and the outcome.

For investors, it is not just about finding a property. It is about understanding the market, identifying opportunities, managing risk and making informed decisions with a long-term strategy in mind.

We are very grateful for the trust our clients place in us throughout that process and feedback like this means a great deal. Thank you for allowing Precision Property Buyers Agency to assist with your investment purchase and for your very kind recommendation.

Helping clients build confidence in their property journey is something we never take for granted.
