Last week, a client called us with one simple question: “How much can I borrow?”

He had some deposit saved but wasn’t sure what he could afford.

After a quick 5-minute call and running the numbers, we gave him the confidence to move forward and make an offer.

And yes, some buyers are still making offers above the asking price.

Here’s my take: if a property ticks all your boxes and you can comfortably afford it, don’t focus so much on trying to lowball the offer that you risk missing out.

Value is different for everyone. What’s overpriced to one person might be the perfect home for another.

The key is knowing your numbers before you make your move.
