Perthâs property market is changing â but that doesnât necessarily mean weâre heading for a downturn.
According to the latest REIWA data, Perthâs median house price reached $938,000 at the end of June, with the median unit price sitting at $675,000.
But thereâs an interesting shift happening underneath those numbers.
Demand has eased, more listings are coming back onto the market and properties are taking a little longer to sell. REIWA says this has created a feeling that the market is heading for a downturn, but the current sales data doesnât support that conclusion. (REIWA Public Website)
In fact, REIWA is currently forecasting that Perthâs median house price could approach $1 million by the end of 2026 â although growth is expected to slow compared with the first half of the year. (REIWA Public Website)
So what does this actually mean if youâre buying?
It could mean a little more breathing room.
Less urgency. More choice. More opportunity to do your due diligence rather than feeling like you have to make a decision immediately.
And if youâre selling, it means understanding that buyers may have a little more choice than they did six months ago.
