💡 What is an offset account—and how does it work?

An offset account is a transaction account linked to your home loan. The money held in the account is “offset” against your loan balance when your lender calculates interest.

For example:
🏠 Home loan balance: $500,000
💰 Offset account balance: $30,000
📉 Interest calculated on: $470,000

You can generally use the money in your offset account for everyday transactions while potentially reducing the interest charged on your home loan. Keeping your salary and savings there may help you save interest and repay your loan sooner.

Keep in mind that offset features vary between lenders. Some loans offer full or partial offsets, and additional fees or different interest rates may apply.

📉 When was the last time you reviewed your home loan rate?
If it’s been more than 12 months, now could be a good time to take another look.

Reviewing your loan could help you:
✅ Secure a more competitive interest rate
✅ Reduce your repayments
✅ Access features better suited to your needs
✅ Consolidate debts
✅ Pay off your loan sooner

Even a small rate difference can add up over the life of your loan.

🏡 Thinking about applying for a home loan?

Here are five things to do before submitting your application:
1️⃣ Check your credit report
Review your credit history and make sure all information is accurate.
2️⃣ Reduce unnecessary debt
Pay down credit cards, personal loans and buy-now-pay-later balances where possible. Consider reducing unused credit limits too.
3️⃣ Review your spending
Lenders will look closely at your living expenses, so check your bank statements and cut back on unnecessary spending.
4️⃣ Get your documents ready
Gather recent payslips, bank statements, tax returns and details of your assets and liabilities. Being organised can help the application process run more smoothly.
5️⃣ Speak with a finance broker

A broker can help you understand your borrowing position, compare suitable loan options and identify potential issues before you apply.
A little preparation can make a big difference.

A conversation I had recently with a single Dad:
"I've only got $16,000. I’m still years away from buying."

He was shocked to learn that some government-supported options may allow eligible buyers to purchase with as little as a 2% deposit.

On an $800,000 purchase that could mean:
💰 Deposit from $16,000
🏦 Competitive interest rates available
📈 Entering the market sooner rather than waiting years to save a larger deposit.

Of course, eligibility criteria apply, and it isn't the right fit for everyone, but for some buyers it can be a genuine game changer.

If you've assumed you need a 20% deposit to buy, it may be worth having a conversation.

You might be closer than you think.

💳 "It's only Afterpay..."

This is one of the biggest surprises we see when clients apply for finance.
Buy Now Pay Later products like Afterpay, Zip and Klarna may seem small, but lenders increasingly take them into account when assessing borrowing capacity.

Why?
📉 They can reduce how much you can borrow.
📊 Multiple facilities may indicate reliance on short-term credit.
🏦 Some lenders assess the repayment commitment even if you pay it off every month.

Does this mean you should never use them?
Absolutely not.

But if you're planning to buy a home or refinance in the next 6-12 months, it may be worth reducing or closing unused facilities before applying.
A few small changes today can make a big difference to your borrowing power tomorrow.
Thinking of buying soon? We can help you get finance ready.

A client came to us recently, after winning several new contracts for their business.

The opportunity was exciting, but there was one problem...

They needed additional equipment to take on the extra work and purchasing it outright would have put unnecessary pressure on their cash flow.

Instead, we helped them secure asset finance that allowed them to:
✅ Purchase the equipment they needed immediately
✅ Preserve cash in the business for wages and operating expenses
✅ Structure repayments to suit business cash flow
✅ Potentially take advantage of EOFY tax benefits

The result?

The business was able to take on the new contracts, increase revenue and continue growing without draining working capital.

Whether it's vehicles, machinery, equipment or technology, the right finance solution can help businesses grow sooner rather than later.
Thinking about your next business purchase? We'd love to help explore your options.
