While you have some down time this long weekend, it’s a great opportunity to take 10 minutes to review your home loan and check your interest rate.

While interest rates have increased over the last year, competition between lenders remains - meaning you still have the power to negotiate with your current lender or switch lenders to secure a better rate or product if they won't play ball.

RENTVESTING - YAY OR NAY? 🏡

‘Rentvesting’ is when you continue renting in your ideal suburb area, while buying an investment property in a more affordable suburb.

By lowering your purchase price, it could help you to get on the property ladder sooner.

Another benefit of rentvesting is that you can use the rental income from the property for your mortgage repayments - helping to pay down the loan quicker.

After a period of time, if your investment property increases in value you can:

🔹Sell the property and use the funds to buy your own home
🔹Use the home equity in your investment property as a deposit towards your own home

However, there are some downsides to rentvesting to consider:

🔹You will have to continue paying rent
🔹Investment loans typically have higher interest rates than owner-occupied loans
🔹You may not be eligible for the first home grants & concessions available to owner-occupiers

One week into the New Year already and have hit the ground running - with lots of enquiries and I've had 8 appointments this week (😯) mostly from first home buyer clients. No better way to start the year!

While the “best” home loan feature is what suits your situation the most, there are definitely some more popular features among my clients, including:

🔹 Offset account: This is a transaction account associated with your home loan. The money in this account is used to 'offset' against the amount owing on the loan. Interest is calculated on the loan balance minus the funds in your offset.

🔹 Redraw facility: This allows the borrower to make extra repayments on a loan and access the 'extra' funds later if required. Until the funds are redrawn, you can reduce the amount owing on your home loan and the interest charged.

🔹 Loan portability: This means you can take an existing loan to a new address when you move! It means you get to avoid fees like break costs when you move house.

🔹 Repayment holiday: This feature offers a complete break from repayments or a period of reduced repayments. Typically, it is only available if you're ahead on your repayments.

🔹 Extra repayments: Most people assume they can simply make extra repayments on their home loan when and if they want. But this is actually a 'feature' that comes with your home loan.

Hope you had an amazing Christmas & Boxing Day 😄 I’m back in the office today after a nice extended weekend celebrating the holidays with friends and family 🙏

Over the weekend, I was chatting with a friend who is looking to buy their first home in the New Year but they weren’t aware of all the costs involved in buying a home.

So for anyone looking to buy, there are some associated costs to be aware of in addition to the purchase price of your new home, including;

1. State and federal government costs: These costs can include stamp (transfer) duty, which is a state/territory government tax applicable to new property purchases.

2. Loan application costs: You may have to pay a loan establishment fee or LMI (lenders mortgage insurance) if your deposit is lower than 20%.

3. Purchase costs: There will be fees associated with carrying out legal work during the purchase process and may be fees for pest/building inspections.

4. Construction/renovation costs: If the property has not been built or needs work, there may be construction or renovation costs you need to cover.
