What is ……The National Rental Affordability Scheme ‘NRAS”? The National Rental Affordability Scheme ‘NRAS” is an Australian Federal Government initiative that provides Tax Free Cash Incentives (currently $11,048) annually for 10 years to certain residential property investors. The Australian Government has committed $1 billion to the Scheme to stimulate construction of up to 50,000 high quality ho

mes and apartments, providing affordable private rental properties for Australians and their families. The Scheme offers tax free cash payments to property investors who rent new dwellings to eligible tenants at 20 per cent below market rates. Eligible tenants are ordinary Australian individuals and families with incomes ranging from $48,527 (sole tenant) to $115,376 (couple with three children). Financial Incentives for Property Investors
The NRAS scheme offers annual tax free Incentives to property investors for ten years. The two key elements of the Incentive are:

A Commonwealth Government Incentive currently of $8,286 per dwelling per year via your tax return plus;

A State Government cash payment of $2,762 per dwelling per year. Cash Flow
