WA home buyers are going to need to help each other in 2026,
The market isn’t getting easier, especially for people trying to upgrade.
And honestly, upgrading is harder than buying your first home.
First home buyers just want a house.
Upgraders know what they want — and usually, their current house no longer fits their life.
- Your family grows.
- Your equity grows.
- Your lifestyle changes.
Suddenly the home you bought a few years ago just doesn’t work anymore.
So you think, “Alright, I’ll just sell and upgrade.”
Perfect lots of buyers around.
But the moment you go subject to sale, agents and sellers look the other way because there are stronger offers on the table. (More favorable terms at least)
Here’s the real issue:
If nobody accepts subject-to-sale offers… the whole market slows down.
Upgraders can’t move.
First home buyers lose opportunities.
And stock levels get even tighter.
Maybe it’s time we look at incentives for sellers to accept subject-to-sale offers.
A “1 out, 1 in” flow that helps both upgraders and first home buyers take their next step.
WA needs more solutions.
If you’re looking to upgrade, you need to be crystal clear on your options.
