🚨 The LRBA Ban is Now Law 🚨

The legislation has now passed Parliament and received Royal Assent, meaning new residential property LRBAs will no longer be available from 10 August 2026.

📅 Key Date to Remember

10 August 2026 is the commencement date for the new rules.
After this date, SMSFs will generally no longer be able to enter into new borrowing arrangements to purchase residential property.

✅ Already Have an SMSF Property Loan?

If your LRBA is already in place, it is expected to remain unaffected under the grandfathering provisions.

This also applies to:
• Existing compliant LRBAs.
• Eligible refinances of current LRBAs.
• Borrowing arrangements entered into before 10 August 2026, even if settlement takes place later.

⏳ Buying Before the Deadline?

If you have a purchase underway, it's important not to leave things until the last minute. To fall within the transitional provisions, you'll generally need to ensure that before 10 August 2026:

✔️ Your purchase contracts have been executed.
✔️ Your SMSF and bare trust structures have been properly established.
✔️ Your lending arrangements have been finalised where required.
