Eager buyers are snapping up homes so quickly that Perth recorded the sharpest decline in total listings of all capitals over the past year.

Land getting dearer, properties getting smaller 🆙

A fascinating new report has revealed the difference in house prices and sizes among the capital cities, and how this relates to affordability. 🏠

Sydney houses cost a median of $2,590 per square metre to buy, compared to just $712 in Darwin, according to Domain. 💵

Not coincidentally, Sydney houses sit on relatively small blocks (563sqm), while Darwin houses sit on the largest blocks (802sqm).

Domain found a clear link between land cost and house size – and that as land has been getting dearer, properties have been getting smaller.

“While this may seem counterintuitive, it actually creates more opportunities for home ownership. Higher density translates to increased affordability. This stems from a fundamental truth: as the population continues to expand, available land remains finite,” Domain said.

Why the govt is expected to miss its housing target 🏠

Ever since the federal government announced last year that it planned to facilitate the of 1.2 million new homes in the five years from July 2024, there's been much speculation about whether it would achieve its target. New forecasting from the Housing Industry Association (HIA) suggests the government will fall about 200,000 homes short.

“It is possible to build 1.2 million new over five years but it will require significant policy reforms. These reforms need to include lowering on home building, easing pressures on costs and decreasing land costs,” according to HIA economist Tom Devitt.

While Devitt believes homebuilding activity will recover in the 2024-25 financial year from recent decade-lows, he said this recovery would not be large enough.

“Punitive tax surcharges on foreign are squeezing out precisely the investment needed to help meet housing targets. At the same time, recent changes to building codes are likely to add tens of thousands of dollars to the cost of building new ,” he said.

Good News On The Inflation Front! 😀

Inflation has continued falling, bringing us one step closer to the day the Reserve Bank of Australia (RBA) begins cutting interest rates.

The Australian Bureau of Statistics has two inflationary measures. On the monthly measure, inflation fell from an annualised rate of 4.3% in November to 3.4% in December (see graph). On the quarterly measure – which is regarded as more accurate – inflation fell from 5.4% in the September quarter to 4.1% in the December quarter.

Both measures agree that inflation fell sharply during 2023 and is trending down.
The RBA aims to keep inflation within a target range of 2-3%. If the RBA believes inflation is on track to reach that range, it probably won’t need to make any further cash rate increases. And if it believes inflation is likely to fall below that range, it will start to think seriously about cutting the cash rate.

Credit scores rise from very good to excellent

Australians in general – and home loan refinancers in particular – have improved their credit scores over the past year, according to credit bureau Equifax.

Over the year to November, the average person's credit score rose from 846 to 855. To put that into perspective, Equifax grades scores as:

* Excellent = 853–1200
* Very good = 735–852
* Good = 661–734
* Average = 460–660
* Below Average = 0–459

Equifax data also showed that "refinancing activity has increased significantly” because borrowers are switching to lower-rate loans, often with the help of a mortgage broker.

As the graphic shows, the average refinancer has not only increased their credit score over the past year but also has a particularly high score (949).

The higher your credit score, the more likely you are to qualify for a home loan and lower interest rates.
